There are five spacious bedrooms 15x20, or 12x20, one and a half baths, the lower bath has had a shower in it before. There are two additional rooms. Two bedrooms upstairs have ethernet, as are 2 downstairs. A new water main shut off to the meter is located in the laundry room for convenience. New roof was installed at the end of 2012 with a 40-year warranty that is transferable. The sewer has been run with a camera. Natural gas heat, all appliances can be natural gas. Electric water heater, refrigerator, range, and microwave convey. There are new hot and cold hookups in the laundry, a two car garage and a carport just outside. There are two entrances at the front of the house, and the back bedroom has an exit. The new 200 amp breaker box, meter base and mast on top qualifies for residential or commercial. The house had businesses here in the past so it can be commercial or residential or both. It's very easy to heat with bills ranging from average 125 a month in the winter. It is a good neighborhood with wonderful Neighbors. And close to Island Park where there is a playground, a ball field, picnic shelters and an Amphitheater. It is a one mile walk around the corner across the bridge, down through the park, up the back street and back to the house. The library and the gas station/convenience store are just around the corner. Factory tire outlet and garage is located near the park, a southern states Farm Store and the Moose Lodge. The fire hydrant is just across the road fire department is two streets back which really helps with insurance. Tri-County produce is in town and many places to eat. It has been non-smoking for the 21 years I have been here, no pets and no odors. 8 to 10 days for the keys once you've closed and have your deed. It is move-in ready all the utilities are on. There are pull down stairs that fold up to a 20x40 attic that keeps things really dry and cool. There is a 16-ft right of way entrance on the deed, the lot is 100 by 63.78. The power stayed on during this January 2025 storm and usually does. The city water flows even when the power is off. And the natural gas heat kept the whole house toasty warm.
