    What's special

Totally rehabbed Queen Victoria. 11 ft ceilings throughout. 10 ft original windows. Original pine floors. Custom everything, from fence to fountain to 1-inch wood blinds. Owner is retired trial lawyer who is relocating and leaving a lifetime accumulation of French, English, and American antiques with the fully furnished house. Galveston was just named “Bird City, Texas”, and the house has a “bird corridor” that begins with peacock planter at front door. There is a robin pair stained glass piece in transom above front door. The foyer lantern has 4 birds. There are 6 Audubon prints (Certificates of Authenticity on back) and a jeweled bird box also in foyer. At the entrance to the Victorian Sleeping Porch, an angel holds a bluebird. In the last 2 years house has had: 1. Complete foundation stabilization, including adding multiple supports ($10,000).; 2. TWIA-required roof work ($15,000); 3. Extensive plumbing work ($5,000); 4. Extensive electrical work; 5. Extensive landscaping, including palm tree removal, custom cathedral fence, building parking space/back fencing, custom fountain, front porch furniture (new from Plow & Hearth), 5 custom made wood chairs/swings/high loungers, polywood chairs, custom concrete table, weeping willow tree (in container), peacock bench, arbor, side fence raised planter boxes, and two 15 year old live oaks ($3,000 each) in front. Back yard has 5 mature trees, including 30 year old pecan and mulberry trees. 6. Replacement of back trim with hardiplank. Entire house was painted and sealed inside and out. Victorian Sleeping porch was massive remodelling project, and electrical was completely re-done to include charging outlets. House has never flooded due to 6 ft elevation from natural ground level, and is insured: homeowners, windstorm, and flood. House is on one and a half lots, and the street was just re-paved. Two new multi-million dollar Victorians are being completed within a couple of blocks. Heightened police presence due to proximity to UTMB (UTMB has it’s own dedicated police department). Few blocks from Seawall. No owner finance. No rent-to-own. Owner will show house with “Proof of Funds” letter. Oh! There is a large concrete cellar where illegal champagne was stored during Prohibition. Per Galveston Historical Foundation, and confirmed by Rosenberg History Center, 15 people survived the 1900 Storm inside this house. She is truly a fine “Grand Dame”.
