Schedule a showing today Tenant Responsibilities Tenant shall be responsible for maintaining the premises in a clean, safe, and sanitary condition throughout the term of the lease. Tenant shall: Perform routine lawn mowing and basic yard maintenance, including keeping grass, landscaping, and outdoor areas reasonably maintained. Promptly notify Landlord of any leaks, plumbing issues, heating or cooling system malfunctions, electrical problems, roof leaks, pest infestations, or any other condition requiring repair or maintenance. Take reasonable steps to prevent damage to the property and promptly report conditions that could result in damage if left unaddressed. Alterations and Modifications Tenant shall not paint, remodel, install fixtures, mount satellite dishes, alter landscaping, or make any modifications or improvements to the property without the prior written consent of the Landlord. Utilities Tenant shall be solely responsible for establishing, maintaining, and paying for all utility services associated with the premises during the term of this lease, including but not limited to: Electricity Internet and communication services Heating oil Tenant shall ensure that utility services remain active and in good standing throughout the tenancy. For properties heated by fuel oil, Tenant shall be responsible for monitoring the fuel level and purchasing heating oil as needed. Tenant shall not permit the oil tank to run empty. Any damage to the heating system resulting from Tenant's failure to maintain an adequate supply of heating oil may be charged to the Tenant. Landlord shall not be responsible for utility interruptions caused by utility providers, weather events, or circumstances beyond Landlord's control. Protection Against Freezing During periods of cold weather, Tenant shall maintain sufficient heat within the premises to prevent freezing of pipes and other damage. If the premises will be vacant for more than 48 hours during freezing temperatures, Tenant shall notify Landlord and take reasonable precautions to protect the property. Tenant may be held responsible for damages resulting from failure to maintain adequate heat or otherwise protect the property from freezing. Illegal Activity Tenant, occupants, and guests shall not engage in or permit any illegal activity on the premises, including but not limited to the possession, manufacture, distribution, or use of illegal drugs. Any criminal activity occurring on the premises shall constitute a material breach of this lease and may result in termination of tenancy as permitted by law. Assignment and Subleasing Tenant shall not assign this lease, sublease any portion of the property, rent rooms to other individuals, or permit short-term rentals, including through services such as Airbnb or similar platforms, without the prior written consent of the Landlord. Fireplace Use The fireplace is provided for Tenant's use and enjoyment. Tenant agrees to operate the fireplace in a safe and responsible manner and in accordance with any instructions provided by the Landlord. Tenant shall: Properly dispose of fireplace ashes in a safe manner and only after ashes have completely cooled. Keep the fireplace and surrounding area free of excessive ash buildup and debris. Immediately report any damage, malfunction, smoke issues, or unsafe conditions related to the fireplace. The following materials shall not be burned in the fireplace: Trash or garbage of any kind. Cardboard, paper products in excessive quantities, or household waste. Pressure-treated, painted, stained, or chemically treated lumber. Plastics, rubber, or other manufactured materials not intended for fireplace use. Tenant shall be responsible for damages resulting from improper use of the fireplace or burning prohibited materials.
