LEASE TERMS
Available immediately. Minimum lease term of one year.
Monthly rent is $2000. A security deposit equal to one month's rent ($2000) is required. First month's rent and security deposit are due prior to move-in.
Applicants must pass a background screening, provide proof of income, and meet a minimum household income requirement of 2.5 times the monthly rent. Zillow applications and screening reports are accepted.
The condo is currently furnished and may be rented furnished or unfurnished based on tenant preference.
One assigned parking space is included, along with ample guest parking. Additional storage units may be available through the clubhouse management office.
Trash collection and lawn maintenance are provided through the HOA. Tenants are responsible for all other utilities unless otherwise specified.
Pets may be considered on a case-by-case basis and must comply with all HOA rules and restrictions. Approved pets will require a non-refundable pet fee.
Smoking is not permitted inside the unit.
Maximum occupancy is five residents.
Tenants are responsible for routine maintenance, including replacing HVAC air filters as needed. Landlord will be responsible for minor repairs, general property maintenance, and pest control services.
Renters insurance is required throughout the lease term. Proof of active coverage must be provided prior to move-in and maintained for the duration of the tenancy.

Landlord reserves the right to conduct periodic property inspections with proper notice as required by law.
Rent is due on the 1st day of each month. A grace period is provided through the 5th day of the month. Any rent not received by the 5th day of the month will be subject to a $100 late fee.
