renter is responsible for all utilities, yard care, and bug maintenance. tenant is responsible to notify the property manager of any issues immediately. Access must be granted to owner or property management with 24 hours notice. Any repairs under $100 the tenant is responsible for. HVAC filter must be changed every 30-45 days. Rent is late after the 3rd of each month without written approval from property owner/management. The late fee is $25 per day. The lease will automatically renew without a notice. To terminate the lease please provide 45 days notice. No other tenants are allowed in the home without written approval.
