This Picture Perfect Ranch Has Been Completely Remodeled In The Last 4 Yrs. The Home Boasts An Updated Kitchen & Bathroom, Living Room & Dining Area, New Double Pane Vinyl Windows, New Exterior Paint, A Newer Furnace In A Full Daylight Basement And Is Nicely Landscaped With A Great Fenced Backyard And Patio. Located Just East Of Ward Parkway. This house is amazing for Waldo! My yard is the best yard in the whole neighborhood and all my neighbors talk about it. I put in the larger fence for added security. I had all the cast iron piping taken out of the basement. All of it! And I had it all replaced with light-weight PVC piping. That whole thing cost me $4300. Then I flat black painted teh whole ceiling. After that I took a 40 grit sander and sanded the floor to get it down to a fresh layer of cement and stained it all blond. Then I had some tuck pointing done to two trouble areas in the South East and South West corners of the basement and added a second Sump Pump. The basement walls were then painted in white drylock, and then painted a soft yellow. It's dry as a bone down there and I also purchased a $400 dehumidifier to keep it perfect. I now use it as a gym with cable TV down there too. The Washer and Dryer are Samsung, brand new, several options for washing your dedicates to large washes and they're both energy efficient. I'm willing to sell them with the house too. The upstairs kitchen had just been remodeled when I bought the house in June of 2010 so I haven't really changed too much in there. I've had the attic checked for bats and completely sealed off to prevent that from ever happening. In the Spring and Fall we have bats in Kansas City MO and I just wanted to take the necessary precautions so it doesn't happen here. I also took down Half of a rotten dead tree that was huge. It cost about $800 to do the half, now it just a large stump, perfect for building a treehouse or whatever. And the man from Sawyer Tree Service said he'd take the rest down for only $500. I've also purchased a nice storage shed for $700 and it fits all the outdoor tools. In the living room I've mounted a large TV and it too will sell with the house if the buyer wants it. Also, all the houses in this wonderful neighborhood that have basements have cinder-block foundations. Lots of problems with the cinder-block foundations. Over time they're begin to bow. Well, the previous owners put in the $10,000 supports that prevent that from happening. One of my neighbors is having to do it now and again, they're paying $10,000. So it's a huge plus that it's already been done here. My house is honestly the best of the best in the neighborhood. I need $132,500 though. The basement could have drywall added to the perimeter if someone wanted and a second bathroom could be installed down there, or added adjacent to the current one in the house if wanted. I'm just not in the market to do that right now. And the yard is just so awesome. I've worked really hard at keeping it really nice over the years. Please contact me about the house at natedhof@hotmail.com Neighborhood Description We are just a few short blocks from SunnySide Park, a huge park with tennis courts, a water sprinkler park, 4 baseball fields, a trail, playgrounds and lots of fun stuff. We're right next to the running trail that runs parallel Warnall. It's just a blast here.
