This house also has a bathtub/shower combo which is a unique and rare feature in a tiny home. The neighbors are all top notch and will welcome you with open arms. Some common questions people ask: - Is the lot included? No. There is a lot rent of 625 a month. This covers all amenities, property taxes (which at 3.9% in austin is a lot), internet, cable, concierge trash service, pest control and lawn and grounds maintenance. - That Lot rent/HOA is super high why? Property taxes are crazy high! A house this price in Austin(if you could even find one for this price) would be 400 a month. The rest goes to upkeep for the amenities . - what guarantees do I have that lot rent will not go way up? Well…you are most likely asking this because your rent has gone way up recently. While nothing is a guarantee, in the past 5-7 years the community has avoided raising lot rent. During the pandemic they raised lot rent $25 because Austin city raised the community’s property tax. So unlike your rent or the rent of those you know…it most likely will not explode. - what will utilities cost? I lived here with a family of 5 and my water, sewer, electricity, and gas came to about 100-125 a month during high usage times like summer. - Are there any other fees? No. All fees are part of the Lot rent. - Do you feel safe? Yes. I would let my kids out to play without worry. The park does a good job of vetting people. - How many cars can I have? You are allowed two, currently the driveway is made for one car, but you do have the option to pour for a second spot, otherwise you would need to use a guest spot or park on the gravel next to the house. - Is there an age limit? No. - Can I rent this place out? Yes you can Airbnb or long term rent. - Can I put solar panels up? You would need to have a conversation about that with the community. - Why are you selling the place? I moved my family back to Utah to care for my aging parents and in-laws.
