Security Deposit The security deposit is due when the lease is signed. The unused portion of the security deposit will be returned within 10 days of the expiration of the lease. The security deposit is not to be considered to be payment of the last month's rent. 4. Utilities - The landlord pays the gas, heat, electric, water and garbage. The tenant agrees to conserve energy. This would include keeping windows closed in cool or cold weather and turning lights out when not in use and when leaving the apartment. Air conditioners and additional appliances are permitted. 5.
