EMPLOYMENT: 2 years of employment history or a co-signer with 2 years of employment history is required. A valid current photo ID is required & must accompany all applications / also can text a photo so listing agent of ID. Employment will be verified on all applicants. Make sure to include contact information including phone number and supervisor's name. A history of any of the following by ANY household member is cause for rejection of rental application: Any recent drug related conviction, any conviction or adjudication other than acquittal of sex offense, any conviction or adjudication other than acquittal of a felony. Landlord will reject applicants with any felony charge pertaining to child abuse, endangerment, or any type of sexually related crime. Current residency must be verified. Rental history references must reflect timely payments, required notice of intent to vacate, no complaints regarding disturbances or illegal activities. Landlord will reject any applicants with any history of eviction actions or monies owed or damage to a previous/current landlord or property. As per guidance from the US Department of Housing and Urban Development "HUD", maximum occupancy is (2) persons per bedroom. No Pets allowed.
