The Lucky Penny is a charming, whimsical space to call home. This sweet little backyard cottage features copper accents throughout, lots of curves, and golden light. With an arched front door, an arched window, and a giant skylight it's got plenty of charm and good natural daylight. Look out into your private garden with fruit trees. Read a book curled up in the comfy chair. Watch herons in the creek from the window seat. Listen to the owls hoot as you fall asleep looking at the moon through the giant skylight. Find a place for everything and tuck everything back in its place. Find the oldest penny you can in the penny tile floor. Cook a meal in the kitchen with copper pots, pans, and measuring spoons. Lounge on the front porch on a sunny day. Walk along tree-lined streets to downtown. Caveats: There is no washer/dryer provided in this unit. The shower is limited by the four gallon water tank to a 4-minute shower. There is no A/C, but two evaporative coolers and a portable fan are included. House is fully furnished. Lease is minimum 1 month, maximum 6 months, with option to renew. No smoking. This is a backyard cottage and there will be tenants in the primary dwelling as well. The 12-month rolling average for utilities is a little over $200, so a flat-rate utility charge of $200 will be added to the monthly rent amount. You will have access to the entire tiny house, as well as the whole backyard. The house has access to the front and side yards, so please don't enter those spaces unless you're invited by the people in the house. There is window film in addition to the curtains to provide privacy between neighboring houses. Tenant is responsible for paying for a tenant screening report which will include a credit report, a criminal report, and an eviction report. Criteria that may result in denial of the application include credit scores below 670 (good credit rating), a rent to income ratio of less than 2:1, inconsistent payment of financial obligations, previous criminal records, or previous evictions. Tenant screening is conducted through KeyCheck and prospective tenants have the right to obtain a free copy of the consumer report in the event of a denial, and to dispute the accuracy of information appearing in the consumer report.
