Right now I’m just starting the selling process and just seeing if I get any nibbles before I list with a realtor. The duplex is an owner side/renter side duplex. It was built in 1989. The owners side is ~2500 sqft with large two car garage and a 60% finished basement. It has 4 bedrooms on the second floor and a room that we used as a bedroom for my mom on the first floor. There are two full baths upstairs and a 3/4 bath on the first floor. The master bath has a walk in whirlpool bath tub and a stair chair from the first floor to the second. The renter side is ~1550 sqft with a one car garage and is a split level. It has 3 bedrooms and 2 full bathrooms and an upstairs living room and downstairs rec room/living room. It also has a laundry room with washer and dryer. Right now everything is a mess lol. We were in the process of redoing the rental side as the previous renters had been there about 20 years so the whole place needs work. On the other side we were just starting to remodel one of the bathrooms on the second floor. All this was going on when my mom passed. I myself have been having health issues this whole year or I would have had it all done by now. It’s almost impossible to find comps because it is such an oddity but a duplex a few doors down from here just sold a few weeks ago for $407,500. My mom’s duplex was appraised last year at $475,000. That should only have gone up since then but I know this place needs work. In my perfect world I would start the listing at $450,000 a it is easily almost twice the size of anything else in town. But like I said it needs work. Plus if I can sell without a realtor I save a bunch of money as well. So let me know what you think. Btw, an appraisal done in 2012 listed the rent for the rental side at $1500 and for the owner side at $2500. I’m doing my best to get the owner side cleaned up and de-junked and hopefully will be ready for showing next week. The rental side is literally gutted at the moment. It’s at the patch the drywall and paint phase right now. Ok, as far as the other questions both furnaces were replaced sometime in the mid 2000’s, the roof was replaced in 2005. The air conditioning unit on the rental side is two years old.
