HVAC: highly efficient Fujitsu Halcyon heat pumps provide both AC and heating (installed 3 years ago, remaining 9 yrs warranty, $20K value). A gas boiler 3- zones (approx. 10 yrs old) is the second heating system – incredible redundancy (gas or electric). Garage: rewired, 100A separate breaker for woodworking shop, multiple 240V outlets to power a state of the art Grizzly Table Saw and a high powered garage heater. Includes table saw ventilator to the outside (the only really safe way to vent wood dust). Tools also available to be left with house. Backyard: 4 garden beds now growing tomatoes, green onions, lettuce, peppers, etc. A grapevine has been established nicely on the west side. Only organic fertilizer. A workout station (not permanent, removable) has been constructed for calisthenics.
