This is a solid two unit, upper lower, with separate meters. The lower unit had a fire, that I believe started and was largely contained to the lower bedroom. I have had extensive work done but no longer wish to continue. You would need to finish work to make it habitable again. The work done includes mostly all new replacement windows, done by Window Factory Outlet, the electrical one half completed (Preferred Electric ) and one working GFI outlet put in and approved by City so work can continue. Prior to the fire my company also had all new glass block windows in the basement as well as much other work done. We've also had a lot of new painting and drywall done in both lower and upper units by two different general contractors. The upper suffered little damage as far as I can tell. The lower needs more work. At present we have stopped the remodeling that the General Contractor was doing and have held off completing the electrical, which as far as I am aware involves purchasing and installing electrical fixtures. The house itself has a full attic, full basement, separate electric and gas meters, three bedrooms upstairs apartment, plus kitchen living room and bath, nice bay windows and sunny. The lower has a similar layout with two bedrooms. An excellent size backyard as well. This double was consistently rented, providing a steady cash flow to owner. The neighborhood has many attractive features, walking distance to many attractions, close to Buff State, D'Youville, some owner-occupied neighbors and more. Based on interviews with neighbors there are tenants paying as high as 1100 or 1200 to rent remodeled and mint looking apartments on this block.
