You will hear bikes going by before you finish unpacking. The Heritage Trail runs along the back of this property, so a Saturday starts by walking across your own lawn onto the pavement and riding into the village, or the other way toward Chester with trees on both sides. Nobody has to build that part. The rest of the property is where you come in.
Three separate homes sit on these 0.42 acres, and the keys you get at closing open the finished one. That is where you live while you work on the rest: one bedroom, a full bath, a bright room to stretch out in, and a kitchen with a real range, all of it redone a few years ago. However long the days get, you come home to a place that is clean and lit.
What is left is the reason you are still reading. The front of the main house and the cottage behind it both need everything, and both already have the bones for it. The layouts are there. The stairs are in. The walls stand where you would have put them anyway. Nobody is asking you to guess what this becomes, only to decide how it looks when you are finished, and that is the part you have been waiting to do on something that is actually yours.
Finish them and they start paying you rent. Two more sets of keys, two more checks every month, collected from the same lot you sleep on. Stand outside on an evening once the dust has settled and there are three sets of windows lit, every one of them belonging to you, and you know what each one is worth because you are the reason it is worth that. Nothing you buy already done will ever feel like that.
That is real ground for an address you can walk to town from. The lot goes deep, with an old spruce out front and a wide paved area at the back where everyone parks without anybody negotiating for a spot. Past that is open field and the trail, which is the view from the back.
Goshen wears its age well, and you are in it rather than near it. Main Street is a walk from the front door, brick and stone storefronts with slate walks and deep porches on the side streets, and plenty of houses as old as this one. The farmers market sets up on the Government Center lawn on Fridays from 9 to 3, May into October. Dinner is Limoncello at the Orange Inn when you want a tablecloth, or Delancey's on Park Place when you want a stool and a burger after a day of demo. The library keeps a local history room, museum passes and a Library of Things, and you will borrow from it more than you expect to.
The calendar takes care of itself. The Mid-Hudson St. Patrick's Parade fills the streets in March, and the Fourth of July brings the Great American Weekend and racing at the Historic Track, where harness horses have been running since 1838. Manhattan is 60 miles east. Campbell Hall station is about 15 minutes for the Port Jervis line, Route 17 is minutes out, and Stewart International is about 25.
Day to day, ownership is straightforward. Natural gas heat, municipal water and municipal sewer, so the utilities are the ordinary kind and anything you open up, you opened on purpose.
This house has stood on this lot since 1820. It has been looked after and lived in all that while, and what it needs now is somebody with the eye to see it finished and the nerve to start. A year from now you will be pulling in at dusk, lights on across three buildings, two of them earning while you eat dinner in the third, and every bit of it yours.
