a. The amount of the Rent is $3500.00 to be paid monthly. b. Windsong Ranch Community Association Fees are strictly a passthrough cost. In the event of Windsong Ranch Community Association Fee increases/decreases at any time during the terms of this agreement, the rent will reflect these changes effective the date of change enforced by the Community Association. At the time of this agreement, Windsong Ranch Community Association Fee include: i. Monthly Villas Assessment $223 ii. Quarterly Master Assessment $379 iii. Totaling $350 monthly c. The rent is due on or before the 1st day of each month. The rent due date is the date the Landlord must receive the Tenant's payment in accordance with the terms and conditions within this lease. d. Tenant(s) agree to pay the rent and all additional rent when due on time, without demand. All additional charges, costs and fees set forth throughout this Lease Agreement, are considered to be additional rent. Upon the non-payment of additional rent, Landlord will have the same rights to proceed against the Tenant(s) for the collection or eviction as if Tenant(s) defaulted on the rental payment.
