    This isn't a house for rent, it's a HOME for rent! We have upgraded most areas to maximize the amount of living you can get during your time at home. We all spend way too much time at work, so when you're home, you should be able to actually enjoy your time there to the fullest extent possible. 4 bedroom, 2 full bathrooms upstairs, half bath downstairs. Huge living room keeps the 40"TV. Family room keeps the 70" TV, Ceiling fans throughout the home keep it cool when you want to cool. The community is gated, has a tennis court, huge swimming pool, hot tub, a kid's park, a pond with paths to walk on, a community center to rent for parties and such and two dog runs/more walking paths at the top of the hill that we live on (2 houses up from us). The school system in San Marcos is absolutely phenomenal. Look up the school ratings. Our home is zoned for Knob Holl Elementary, Woodland Park Middle and Mission Hills High School. District transfers may be available to San Marcos High school for certain sports programs etc. You'd have to ask the School District office on that. Discovery Daycare is close by too, with great ratings as well. The kitchen is custom built from hardwood maple. Granite countertops with tons of space. Dimmable ceiling lights and under cabinet lighting. There is a wine cooler and alcohol storage cabinet as well as a bottle display cabinet over the fridge. The stainless steel fridge is large and has a pullout drawer for more food items. The cabinets have pull out drawers inside to make it easy to get to those pots and pans. The oven is a convection oven. The microwave is just over a year old, dishwasher also. Large Master bedroom with walk in custom closet and French doors leading to a huge deck with spectacular views. Three other bedrooms upstairs as well, and another full bathroom. The bedrooms are themed as you can see from the pictures. If that's not your thing, you can request to paint them and upon approval, paint away to your designing desires. Garage has built in storage cabinets for a ton of tools, a small AND a large tool bench with under bench storage for more tools and wall racks for clamps and pipe wrenches etc. Wall racks are also in other areas for cords, skateboards or rakes and there's a full ceiling of overhead storage. There is a hazardous materials storage container for things like paint thinner etc. on the north side (shady side) of the home, as well as a vented small shed for any gas cans that shall not be stored in the heat or in the garage. The outdoor set-up for the home is amazing, so we are leaving it in place for you to enjoy, to include the front and backyard propane firepits and outdoor furniture. The custom outdoor BBQ is a one of a kind masterpiece with granite countertops, separate internal and external lighting, a DCS natural gas ceramic 5-burner grill and a Santa Maria open wood-fire grill, fridge, freezer, sink, trash and extra storage. Adjacent to the BBQ is a new 8-person hot tub/spa with lighting, a waterfall, an insulated cover and a fence-mounted rack to hold the cover when the spa is in use. Synthetic grass in the front and back yard means no lawn mowing for you. Under deck lighting and the breezes make for perfect outdoor dining nearly year round. House currently has renters in it. Once you sign a lease, they will be out within 30 days. They are good renters who have kept the home immaculate. Home is currently occupied. Upon lease agreement, they will vacate within 15-30 days. We are a military family who have worked hard to make our house a home that is a fun and relaxing place to be, and we ask that you enjoy the home as much as we did while respecting the property. Lease is for one year, then either another annual lease or month to month, depending on what works best. Rent is due on the 1st of each month. Late fees will be assessed if rent is not in the owner's account by the 7th of each month. Late fees will be $250. Security deposit is one month's rent up front. Under no circumstances will any room or part of the house or it's property be sublet or rented or Air BNB'd etc. to anyone. No smoking indoors. Property manager will be called if there are any immediate emergency issues. Zillow communications will be the Renter/Landlord preferred method of communications. Owner has a reputable contractor who will be called for emergencies and such. Damages that are caused by renter negligence will be paid for by the renter. Renter pays for all amenities such as water, trash, gas/electric/trash. Renter will maintain the health of the backyard hot tub. BROMINE CHEMICALS ONLY. NO CHLORINE Initial supply of spa supplies will be provided. When more are needed they can either be ordered and mailed to you by the owner or they can be purchased by the renter and deducted from the monthly rent upon receipt proof, renter's choice. The gardening requirements are very minimal. Renter will ensure that the yard is kept up nicely. No weeds. Renter will ensure that at a minimum, the water remains on. The front yard tree is on that timer (a tree is required by the HOA unless a waiver is in-place, trees cost upwards of 5k to buy/install if it dies). Renter is responsible for tree replacement if the water is turned off. The water timer is already set to water the front tree and front street-side planter pots. This one is easy; the water is already on. Renter can turn on backyard watering if they desire to plant a garden or flowers in the raised garden areas. Keep the grape vineyards alive; they look cool and the grapes are delicious. Small or medium dogs allowed. Absolutely NO cats or large dogs. Don't let your dog bark all day (HOA will fine you for excessive noise). The backyard opens to wilderness, so just be aware that there are coyotes, snakes, racoons, hawks and other rando wildlife out there somewhere in the wild. Small repairs can be done by the renter upon discussion w/ the owner. If you know what you're doing, we can discuss the repairs and upon approval the renter can do them. Deductions from the rent for material costs with receipt proof. Do not alter the house (build walls, tear down walls, holes in walls, install equipment etc.). Upon approval, paint colors can be changed. Backyard outdoor grill area: Keep the granite clean. The sink has only cold water. Use only cooking wood...Mesquite/cherry/hickory/apple in the Santa Maria Grill. Do not cook using campfire wood like pine etc. Your food will taste horrible and gross and the sap from that wood will ruin the grill. Home Depot or Walmart are two places that sell proper cooking firewood (mesquite/hickory) in the grill area. Owner pays the HOA dues each month; HOWEVER, Any Home Owner Association rule violation fees caused by renter actions will be paid by the renter once the fees are assessed by the HOA. Respect our neighbors. This is a family orientated community and ours is a unique street with really cool neighbors who look out for each other but also keep to their own business. They will help you if you need anything. Quiet hours are usually around 10PM. If you're having a party, just let the neighbors know. No drug growing on the property please. Other legal stuff: Renters will receive written notice at least 24 hours prior to entering the rental, unless in the case of an emergency, and can only enter said rental for agreed upon repairs, when showing to prospective tenants, or if the rental property was abandoned. SDGE is the gas and electric company. Your bill will vary based upon how much gas and electric you use. The solar panels help to offset the cost. Owner will maintain the cost of the solar panels, renter will pay their own gas and electric bill. Contact SDGE for specifics about your own bill.
