Apartment is entered through the main ground floor. First floor contains study, closet (converted stairs), living room with fireplace, small dining room with closet, small bathroom with shower, no tub, and a small kitchen. Note there is no dishwasher. Lower level contains washer, dryer, and bedroom. The washer and dryer are for the exclusive use of tenant -- they are not shared. Pros: Nice space in a good neighborhood with different levels for working from home vs. living space; an active property manager and owner. Utilities are included. Cons: older property; small kitchen and "apartment sized" refrigerator. Unit is cooled with window units the tenant provides. Electrical is not metered to each apartment. Occasionally, the apartment would be entered for any issues with thrown circuits, or HVAC. This is not a "granite countertops" sort of place, but it is nice, and well cared for. Great location, with Sligo Creek park two doors down the street. Beautiful pocket park one street over. Brief walk to Adventist College and trails around that part of Takoma. Easy walk to Giant and the restaurants at Flower Avenue, and all that Langley Park has to offer. Can also walk, or take a short drive to Takoma Park main street, and even Silver Spring. Can walk to Takoma park metro, but it's over a mile. Easy access to 95/495. For advice on school zoning, check Montgomery County Schools' site and put in address. Ride-on bus very nearby on corner, and across street. Non-smoking property Landlord uses current Takoma Park lease; runs credit checks on applicants; requires the security deposit. We do not allow subtenants, either short-term (adding roommates or replacing yourself after the lease has been signed) or long-term (no airbnb, or sublets while you go on a trip, etc.) Landlord is a former realtor "in referrals" Property is equal opportunity and we follow all fair housing laws to the letter and in spirit. We are in a protected group ourselves. Landlord is living abroad and accepts rent electronically. Facilities manager lives about 5 minutes away, and is a Facilities pro, having worked on large and small commercial and residential properties. Not writing leases for less than one year, sorry. There is a $120 electricity charge in June with rent for electricity costs of running air conditioning for the summer (a Takoma Park special thing.) Front yard and back deck is shared with other tenants. No subtenants, please -- this is very firm. Subtenants includes bringing in roommates after the lease is signed. It also includes short term subtenants such as using a bedroom as an airbnb.
