Made by Trenton Hewitt-(TRH living LLC) Rent is on a month to month lease term only. Rent is to be paid 1st of every month. TERMS AND CONDITIONS RENT- tenant agrees to pay a total of $850-US dollars every month, UTILITIES INCLUDED. Payable by cash app, zelle, cash, check. rent is due 1st of the month, payments can be made in advance, BUT late fees start 5 days after rent is due (6th of the month). You will be charged $20-US dollars on the 6th going up by $10-US dollars every day you are late to pay rent. SECURITY DEPOSIT- tenant agrees to pay $1275 US dollars to be refunded upon the return of the keys to the property to the property owner and termination of lease. Security deposit cannot be applied to any rent. Security deposit will be held to cover any possible damage to the property and any unpaid rent. Security deposit will be held no longer than 30 days after the tenant has moved out. Must provide a forwarding address within five days of moving out. Without forwarding the address property owner is not required to make arrangements to return the security deposit. Once a tenant has moved out the owner will inspect property and assess damages. Make a list of charges for necessary repairs, cleaning, unpaid rent, etc.. The balance of the security deposit will be returned in cash or check or cash app or Zell to the tenant within 30 days of move out. ATTORNEY AND COURT FEES- In an event of being late past the 10 day property owner may begin the proper eviction process with the court if property owner pays court cost the tenant will be charged these costs, whether or not the back rent is paid. If court action is sought by either party, to enforce the provisions of the rental agreement, attorney fees And costs may be awarded to the prevailing party in the court action eviction process will start by the 10th day and the tenant will be charged $150 Dollars Court fee +$150 attorney fee. OCCUPANCY- The tenant will not without property owner consent, permit the premises, or any part of therefore to be used for any purpose. They also knowledge that defaulting on this rental agreement could result in judgment being filed against them, and all collections activities will be started CLEANING FEE- there is a $500 nonrefundable cleaning fee to be paid before move in. tenant hereby agree to accept the property and its present state of cleanliness "as is" tenant agrees to return the property in the same condition or pay $150 cleaning fee if property owner has the property professionally cleaned APPLIANCES- Appliances are included for this utility fridge, oven dryer, and washer Appliance, cleanliness and operation is up to the tenant. If appliances are destroyed in ways of miss use, or abuse, the balance will be taken out of the security deposit. THEFT- Any property that is removed without property owner consent will constitute THEFT and the bill will be reflected in the security deposit property. Lost keys are $10 each. if additional locks are installed, tenant will be charged to have them removed and replaced the original locks or result in eviction MAINTENANCE AND REPAIRS- Major maintenance and repairs that are not caused by the tenants misuse waste neglect abuse, or miss treating of the property shall be the responsibility of the property owner. tenants Must report any necessary repairs in writing within five days or repairs costs shall be transferred to the tenant. be advised the property owner does not repair or replace non-functional items such as paint carpets Etc. Any time someone moves in, tenants may not make or hire contractors for repairs to the property that are the responsibility of the property Owner. tenants will not be reimbursed or credited for repairs made to the property without consent of the property Owner. The tenant must notify the property owner by text or email for all repairs. Tenants will be responsible for small repairs and normal maintenance. No painting is allowed on any walls or floors or ceilings anywhere in the property. Tenant agrees to not permit any deterioration or destruction to the property while occupying tenant agrees to maintain the walls would work for us, furnishings fixtures, and appliances, windows, doors, fences, plumbing electrical, and mechanical and heating systems each as well as the general structure of the property, snow ice removal, and all lawn. If there are any repairs needed, the tenant must make a list and text it, do not call, do not leave voice messages, they will not be answered. They will be ignored only text during business hours Monday through Friday 9 AM to 4 PM, closed weekends.
