In addition to monthly rent charge, each tenant is responsible for the utility bills (electric and water/sewer/garbage) associated with their rental unit. This rental unit and the entire property is strictly smoke free. Pets are not allowed. Proof of renter's insurance is required prior to move-in. Required Fees & Documentation: Applicants must provide their government issued photo ID at the time of rental unit showing. A holding deposit equal to 25% of one month's rent will be requested to hold the unit while application screening is completed. If the applicant is offered the rental unit and signs a rental agreement, the holding deposit will be applied to the first month's rent or move-in costs (the deposit is fully refundable if the applicants' application is not successful). Non-refundable move-in fees will consist of the cost associated with completing consumer credit reporting as charged by Zillow and a non-refundable cleaning fee, the combined total of which will equal 10% of one month's rent. In addition to the first month's rent, a security deposit equal to 90% of one month's rent is due prior to move-in. Employment History: Applicants must provide their two most recent paystubs and a reference to verify steady employment. Self-employed applicants will be requested to provide bank statements for the last 3 months and signed tax returns for the last 2 years to show predictable income. Income Requirement: Applicants must have an income to rent ratio equal to or greater than 3:1. Debt to income ratio should not exceed 20% of the applicants' income. Credit History: Applicants should be able to demonstrate good fiscal responsibility. Applicants with charge-offs, unpaid debts, or a history of delinquent payments may be denied tenancy. Applicants must have a minimum FICO credit score of 700. Rental History: Applicants must be able to demonstrate a pattern of meeting their rental obligations, leaving prior properties in good condition, and not having a pattern of complaints from neighbors. Applicants must provide references from previous housing provider(s) for a minimum of 12-24 months, and have no prior evictions. Consumer Reporting Agency (selected by Zillow). The prospective tenant has a right to obtain a free copy of the consumer report in the event of a denial or other adverse action, and to dispute the accuracy of the information appearing in the consumer report. The landlord will not accept a comprehensive reusable tenant screening report made available to the landlord by a consumer reporting agency. Sex Offender Registry Information: We perform an individualized assessment of an adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
