In move-in conditions and will be ready on or before September 1st, 2022. Acceptable ONLY one small dog under 20 lbs. or ONLY one cat are okay. Must provide photo of pet. Must provide current driver's licenses, or valid identification, employer references, last year's taxes, and 2 months' worth of paystubs, 2 months' worth of bank statements, and provide three business references. Due at Lease signing: $40 per adult application fee, First months' rent ($2,000) , last month's rent ($2,000) and $1,700.00 security deposit. RESIDENT SELECTION CRITERIA: 1. All Adult applicants 18 or older must submit a fully completed, dated, and signed residency application and fee. Applicant must provide proof of identity. A Non-refundable application fee will be required for all adult applicants. It's $40.00 per adult. Must have a Credit score minimum of 550 or higher. 2. Applicants must have gross income of at least two (2) times the monthly rent. Married couples can combine income. Unmarried couples are on a case-by-case basis. A minimum of two years of good standing residential rental history is required. 3. Credit history and or Civil Court Records must not contain slow pays, judgments, no evictions ever, collections, liens, or bankruptcy within the past seven (7) years. Medical bills must not be more than 1 year old. 4. Self-employed applicants may be required to produce upon request two (2) years of tax returns or 1099's tax form. A W-2 may be required. All sources of other income must be verifiable if needed to qualify for a rental unit. 5. Criminal records must contain no convictions for misdemeanors, or felonies within the past 7 years or any criminal activity. Criminal records must not have any convictions, or felonies involving victims of breaking and entering, rape, robbery, battery, sexual crime, or murder. Sorry no housing vouchers accepted.
