Landlord manages the property and lives ten minutes away. The house has: * two living spaces * fireplace * finished basement with bathroom * all bedrooms are on the same level, perfect for families * finished garage with epoxy floors, extra lighting, and custom cabinets * storage shed attached to the house with three access points * low maintenance backyard with a deck and a gas line for grilling * easy access to shopping, good schools, and running trails Please no contacts related to corporate housing. Rent is due no later than the 5th of each month. A late fee of $25 will be charged if rent is received after the 5th. Rent can be paid via Venmo or check ($25 fee if the check bounces). Owner pays for trash and water. Renter is responsible for the energy bill. 2 pet max with an additional nonrefundable deposit of $250 per pet. Renter is responsible for maintaining the landscaping in the front and backyard. The owner will schedule regular landscaping maintenance at an additional fee of $200/mo as an option. No smoking on the property. Every adult who lives in the property, including both members of a married or unmarried couple, should be named as tenants and sign the rental agreement. Only tenants who have signed the agreement and their minor children may reside at the property. 30-day notice is required at the end of the lease term if not renewing the lease. Month-to-month options are available after the lease ends in certain circumstances. If the lease is broken during the agreement, a total of 2 months' rent will be due. Damage deposit will be returned within 60 days after the rental agreement ends, less any repair costs that are incurred. If damages go beyond what is considered normal wear and tear, the amount to repair the damage will be taken out of the deposit and the tenant will receive an itemized receipt with the remainder of their deposit.
