OCCUPANCY & USE This is a month-to-month rental agreement for a private bedroom within a shared residence located at 845 17th Ave S (Downstairs) Saint Petersburg, FL 33701. Tenant acknowledges that all common areas, including but not limited to the kitchen, living room, and bathrooms, are shared spaces. The premises shall be used solely as a personal residence by the Tenant. No additional occupants are permitted. RESTRICTED AREAS Tenant acknowledges that certain areas of the property are strictly off-limits and not included in this rental agreement. The upstairs portion of the home is a private and restricted area and is not accessible to the Tenant under any circumstances. Tenant agrees not to enter, access, use, or store any personal belongings in the upstairs area. Any unauthorized entry into restricted areas will be considered a material breach of this lease agreement and may result in immediate termination of tenancy and additional charges if any damage occurs. Landlord reserves the right to secure or lock restricted areas at all times. SECURITY CAMERAS Tenant acknowledges and agrees that security cameras are installed on the property for safety and security purposes. Cameras are located at: The front door/exterior entrance The back door/exterior entrance The upstairs unit entrance/area Tenant understands that these cameras monitor exterior and restricted access areas only. No cameras are located inside private living spaces such as bedrooms or bathrooms. By signing this agreement, Tenant consents to the presence and use of these security cameras NO SMOKING POLICY Smoking of any kind is strictly prohibited inside the home, including but not limited to cigarettes, cigars, vaping devices, marijuana, or any other substances. Violation of this policy will result in immediate termination of the lease and may result in additional cleaning or damage fees. GUEST POLICY No guests or visitors are permitted on the premises at any time without prior written approval from the Landlord. Overnight guests are strictly prohibited. Violation of this policy constitutes a breach of the lease agreement. NO PETS / ANIMALS No animals or pets of any kind are permitted on the property at any time. Unauthorized animals will be considered a material violation of the lease and may result in immediate termination and additional cleaning or damage charges. CLEANLINESS & MAINTENANCE Tenant agrees to maintain their private room and all shared spaces in a clean, sanitary, and respectful condition at all times. Tenant shall: Properly dispose of all trash in designated bins and bring city trash bin to street on designated trash and recycling days Clean up after themselves in shared areas immediately after use Not leave food, waste, debris, or unsanitary conditions The property must be returned in the same clean condition as move-in, excluding normal wear and tear. Failure to maintain cleanliness may result in cleaning fees deducted from the security deposit. DAMAGE Tenant is responsible for any damage caused by themselves, their actions, or any unauthorized guests or animals. This includes, but is not limited to: Holes in walls Damage to floors, baseboards, fixtures, or appliances Excessive dirt, stains, odors, or pet-related damage beyond normal wear and tear All repair and cleaning costs will be deducted from the security deposit and may exceed the deposit amount. LEASE VIOLATIONS Any violation of the above terms, including but not limited to smoking, unauthorized guests, animals, or accessing restricted areas, shall be considered a material breach of this agreement and may result in immediate termination of tenancy. SECURITY DEPOSIT Tenant agrees that the security deposit may be used to cover: Cleaning beyond normal wear and tear Repairs for damages Trash removal Odor remediation Tenant will be responsible for any costs exceeding the deposit amount ($250).
