    What's special

This property is paid for and I am willing to owner finance. Can accept trades or partial trades. "The Mother Lode" has a bar/restaurant, convenience store and gift shop, liquor store and RV Park. There are two apartments within the building that may be used as residences or for rental income. The store was built in the late 1800's and still has its old charm with rolling ladders and 1940's wooden walk in cooler. It sells hunting and fishing licenses and propane as well. The bar and liquor store were added in 1940 by a previous owner. The commercial kitchen contains mostly new equipment and meets all local and state codes. The current menu has steaks, pizza and burgers. The RV Park is currently only 10 spaces but could be easily increased to 16 spaces. There is a new septic system installed 2006 that is adequate for additional spaces. The Mother Lode has been operated year around but, is primarily a seasonal business catering to the tourists and hunters. The business has just barely tapped its possibilities. Location Description: Located in the beautiful Quartz Creek Valley. 20 miles from the town of Gunnison and 8 miles from Pitkin. Less than 20 miles from the famous Alpine Tunnel. Nestled at 8560 elevation it has a high temperature of 85 F in summer. This is prime hunting, fishing, camping and 4-wheeling/ATV country. It is surrounded by national and state forestry lands. Less than one hour drive to Crested Butte and Monarch ski areas. Due to the Gunnison Land Use Resolution, development of competition in business is unlikely to ever happen. This means that as the area grows, so will the business and its property value. Historic Property Features This property abounds with history. Ohio City was a mining town that started in the gold mining boom of 1880. When the store was exactly built has not yet been determined but, is likely to be around the 1890's. The Denver & South Park narrow gauge railroad ran right behind the store and was the first of its kind to penetrate the Continental Divide via the famous Alpine Tunnel. Remnants of the tunnel can still be seen 20 miles north of the store. Asking $625K Negotiable depending on trades, owner financing or down payment.
