    All Required information is necessary and at some point will be checked thoroughly. We have strict criteria for whom we issue offers of a lease to live here. We do not discriminate, but you must meet all of the criteria. We will ask a lot of questions on references you give. If you've never owned a home, you may not realize the thousands upon thousands of dollars and extra costs for regular maintenance. Large expensive systems such as heat, for example, have a limited lifespan. The more people who burn in a fireplace or woodstove more often it needs to be cleaned out to be safe. The more tenants that live with smoke detectors, throughout as well as fire extinguishers, and things that need to be changed every few years really add up cost wise for a regular homeowner so it is difficult to offset the extra costs and wear and tear with the space that you're renting. Shower alone, electric to pump up the water, the hot water to heat it , The maintenance for where it drains, too, needs showerheads and plumbing problems, specialize filters for water and maintenance and upkeep on those as well as the monthly upkeep on heat systems, filters around the house, and any place you're renting, extra charges that may need to be paid to the town or insurance or both, Plus just general wear down of things. The septic system is no small cost. And there's more wear and tear on floors and other things but that's normal anywhere. If tenants don't take care of the wooden/may floor and clean it Grout or the floor or appliances, not only can I go from new to old looking in six months, but it could damage the way. It works completely even break it. If you're fortunate enough to have a washer or dryer or rose and a place you're renting, realize how expensive they are to purchase and maintain. Be considerate. If you're not sure ask, but if they're manuals there, they tell you certain things cannot go in the washer or dryer or it will break. If it were your dryer, would you never let the lint empty having the system eventually burn out because of it? Not taking regular care of machines and systems and homes where you live lead to Cost, frustration, aggravation, inconvenience, misunderstandings, unhappiness all around. When something is purchased, that is large, like an appliance service system. The lifespan that stated is based on regular maintenance been done. As a homeowner, you try to do as much of that as you possibly can. You own it you know that you want to keep it running well, so you maintain it regularly as suggested or required in the Literature, online or with the system in print. Normal maintenance Such as cleaning filters and Occasionally checking That lint, or a piece of clothing, isn't locking a line as for instance a washer or dryer will keep it from overheating and breaking. It's an awful big expense when things break or need to be replaced. Especially for such poor reasons. Tenants running in establishment Please be courteous and try to treat it like it's your own. Even with all that, there's always the unexpected and things to break. Hopefully not here. :-) Not fun when the plumber comes over three nights in a row to fix the tub that's flooding through the floor above into the basement and three nights in a row also paid someone to come and put Install replacement ceiling tiles on the plumber was finished. Our plumber is very good -that one was unusual, but costly. The plumber is Hard to get but excellent We don't know what happened there. No one is perfect. We read so often on different social media tenants cannot find reasonably priced housing. We know it's true. We agree. Business people, and owners of the large apartment complexes, we can't speak for. Up to a few years ago, we went out of our way to try to help people who are building their credit. No one really grew up with a great deal of money here, sometimes in situations that weren't good, but we did have love Growing up. We worked full-time, Building the new home young because it was quite needed. Both working full-time, one of us went to college at night for 12 years and there was no cheap College financing because working full-time means you have an income. The other With the biggest heart in the world was always helping people. One enlisted in the service for six years. One grew up with people that probably a third of them were dead. By the time they were 45 between drugs or damaged liver Or something involving criminal activity. We pulled ourselves up, we managed to Have better lives for a long time. We were involved in many activities and clubs in town, extracurricular events. We were teaching our children to have responsibility not to just be handed things. This home should be their birthright. We put everything we had into this house. During one particular bedtime, we were fortunate enough to have a relative stay and help us for a couple years when we needed it and she'll never Understand how much she saved us, She made the children's lives so much better. She'll always be appreciated for that. So many other people we knew, many of them lived here well over a year. They didn't really contribute to bills although they tried to help around the property and at the time that's what we thought what was happening. But In most of those cases, those people were in a relationship with someone who lived here. They also lived here as well. Despite efforts of The one who were family who helped us, trying to minimize damage when the Relationships ended, we the Family who called us home got the brunt of it. More than one time. More than four times. Even worse, finding out in the last few years that they were even stealing while they were here and lying to our faces. We we were all so close at the time, But apparently it's been so many times we now can't take it for granted that things are what they seem. After a hideous accident, the same people knew that weren't here Physically. The one I meant most of the time and was supposed to be taking care of our home for us was a huge part of the damage The most devastating part all around specially the vandalism and emotional harm, but even others that once lived under our roof as family, more or less, drugs or whatever the reason, they took forward vantage of our incapacitated state. They came back, broken, lived here, vandalized, theft, safe, torn apart, with no easy access to it. Anything that they could get their hands on really, they even stole our chimney. Yes, they actually sold the stainless steel inner section of our double walled chimney. Literally. We planned, worked two jobs when necessary, and did what we had to do to have our home paid off before our income dropped off significantly. In the last 2 1/2 years, we've had major company break a contract that's cost us way too much money, contractors, that we know when used before still both money and materials, unbelievable vandalism by people we were in relationships with, and other violence, people robbed us, The last tenant did things that are just Unthinkable .don't even know why someone would. People who lived under our roof or who spent time under our roof, Who were either in relationships with us or at one time we're in a relationship with someone and know that we weren't here rent pretty much vandalized not only our home, but crushed Us! The emotional anguish and the pain and the suffering, the anger the disbelief they would even do that Those people stole our home from our children . The funny thing is making $100 a month too much meant that when the health insurance decided to drop one of us and wouldn't pay for rehab, even though we couldn't walk or use an arm, we couldn't get any help, and it was horrible that our children were left to take care of us. Hundreds of phone calls not really much help for people who work hard apparently. Fortunately we did have some help. There were a few places they gave us a little bit of help, and there were people special people who were angels. But the last few years, those other people they were tearing us apart. Our children's health and emotional well-being and happiness and security. We're pretty much all ripped from them by people we took care of, care about and tried at least to Help them at least the best we could. We're not perfect either, but we're a far cry from what they did to us. If you read this far, you must Either be really bored, or have been robbed, or have an understanding or maybe just curious what it's like to have things you've worked so hard, Destroyed but more importantly, what was destroyed and who did it for the health of people we love -children damaged the way Ours have been. And they really are wonderful children With big open hearts. And their hearts were stumped on. We are private Homeowners, we offer you a place to live that can be at home. The things people have done over the years, not that we're perfect, would blow your mind. The same people who want a nice place to live the same people who can't afford a nice place to live, and that's because on top of all the regular expenses, tenants cost so much extra sometimes that are completely unnecessary. At the same time we've had wonderful tenants. There are costs for the recycling pick up, and of course, taxes paid by the town for the police, garbage, pick up, yard waste picks up, Townhall in the services the courts provide, and so forth. Every five years we need to have about six or seven truckloads of crushed shells dumped for our driveway and spread that out. It's a necessity, not a choice. People deserve to live in a place that is free of rodents and cockroaches. They should not have to live next to a loud bunch of people that are always drunk or shooting up drugs. A place without bedbugs-a nice place; so why do so many of our tenants take off the very comfortable not plastic zipped cover for the mattress to protect it from not only Bugs but also from getting mattress wet and stained? We think they were trying to wash it and some of the types Even if they're not, plastic are not supposed to go in the washer or sometimes the dryer. They can cause damage, and it stated write in the book this with the washer or dryer. That would be expensive and that would be on the tenant. But anyhow, why can't they put it back on the bed? In essence, leaving the homeowner to buy a new mattress, even if the Tennent was only staying for six months. And if someone doesn't know, they could ask for better explanations, and find out that they should put a sheet on top of it. To suggested to someone seems insulting, but apparently we should suggest it a lot more. Everyone deserves a place that's safe, a home that's clean, and nice, maybe even a few extra little luxuries. Most people are pretty great about using the thermostat and being courteous, which leaves just wondering why some tenants heated an apartment with the oven for the entire winter. Where we're located is gorgeous. It really is a rare spot. In addition to be in private. It is also very convenient in many ways. We never had a huge profit margin When renting most of the time help was needed more than the rent, or the rent needs to be high enough to cover all that maintenance. Don't forget about uncle Sam, and his cousin Mr, New Jersey. It's a chuck, a part of any rental. On rent, and sometimes that rent can raise homeowners into a different tax bracket, which means the taxes increase and can hurt them in other ways. I'm owners who have a nice home and have the space and can use a little bit of extra money, once I understand, there are good people out there who need a place to live, too, I have quite a few factors to consider when they do rent, because honestly financially over the years, we have not found it to be worth it at all. We found ourselves, not really wanting to rent out again. But we know they're good people. Not people who say they're good, but really people who will care. Unfortunately, the Tenant says they want a nice beautiful place with extras and walls Insulated, so cold drafts aren't blowing in and getting people sick in the winter, or paper, thin walls or you know all of your neighbors Business and they knew most of yours. But over the lifetime of our rental, we've probably lost more money and have not even paid the cost off yet. We've Had some really wonderful people as tenants. Some of them we still miss and they were kind of like family By time they left. But in the end it is a business relationship. There are boundaries and each party needs to hold up their own end of the contract or there will be consequences. however, it's nice to be able to wave to your neighbor, Hear that usually from afar, and not feel any stress. Communication! If there are issues on either end. It needs to be brought up, a meeting scheduled and discussed, and probably followed up on as soon as possible before it becomes an issue of consequence when it could be something so easy to solve. And if they're negative thoughts, that's something that tenants and the LandLord should discuss before it becomes a problem, it could be a very easy solution. We had a couple of tenants here at different times that stayed over two years. They left for very good reasons In their life, which was growing and changing, and we were happy for them. The laws are changing, which is a good thing for people who need housing. However, homeowners that are making it by the skin of their teeth are not going to be able to rent any longer. Especially if homeowner has disabled or unable to keep up as much maintenance as need be without adding another $600 a month to the rent that they would've charged. We don't think that's really good for anyone but that's the way it has become. The purpose of this is just trying to let anyone who doesn't know Why the cost of rent is what it is. The last couple of years has been very bad. There were some wonderful people here who had poor taste, And we won't ever forget how much of those wonderful people helped us or or at least good to the apartment. They didn't abuse it. They were timely with rent, or at least communicated if there'd be a problem far in advance. If the homeowner has some months where they have extra bills in there depending on that rent to help make those extra bills, it may not mean much to someone renting to be five or six days late, but to the homeowner it could mean a lot more. Things happen at least communicate. Unfortunately For good tenants, Rental agreements are Having to become so much stricter due to things that other renters and other places have done that sometimes cost people their homes. There are so many good people who need homes (Nice clean places to live), and many good tenants; maybe many tenants don't understand how much really goes into The risks and the costs if the homeowner decides to rent a space that they have available. Where's your many things that have been done weren't on purpose to her or her family or anybody else's family renting a space, but perhaps just never thought about it by the tenant. And they shouldn't have to think about it more than once, but they should be aware. Just like we in most cases are aware that we're going to take care of you if you're renting Our place as best we can. And will always be open and forthright and things will be in the contract, especially if a little unusual, which might be the case this time. It is very safe here On our property which has pretty good amount of surveillance and different forms, plus we are in a highly desirable, safe town. We have our own police constantly patrolling or participating in events; Just like all the different fabulous establishments that cater to so many different tastes, there are numerous events through the year. Our town have so many that are fun, festive, and fabulous! This is no cookie-cutter apartment. The apartment in this agreement is as large as the house that A member of this household grew up in -with five people (The systems we have with this home will not support that many people in the apartment.) here won't support that many people breaking down and other problems that can happen, it adds up to a lot more than anyone thinks about. don't understand all the costs that you don't see, or maybe you just think the Requirements are too much, however, is too stretch, but if you're a contractor, you understand what it's like being burned. We cannot be burned again. While we were not here for a couple of years, we were burned so bad we almost lost our home. We will be personally making all of the decisions, following the law about who will be offered a wonderful place to live on our property land that our paternal side has owned, Lived off of, and shared a Home with family and friends and family to grow up in generations shortly after the depression. We have our hearts in this. We also have our heads in it. We know how much time it takes to responsibly take care of regular maintenance, as well as issues that pop up, problems, sometimes installs, or extra projects, such as assembly Of some furniture that came for her a cabinet, putting up shelves in the closet, replacing rotted wood, or installing a door some came, sometimes there might be painting, If you're not a responsible, clean person, who considers where they lay down at night to be home. such, you are not welcome here. We go to significant needs to keep it clean with 99% organic methods. We make a substantial effort to make sure things are clean. If you are offered discounts as low as $700 there's also a small utility fee. After a few months, if you're doing an incredible job, it'll most likely go away. We do no construction. We know it from a general contractor's perspective as well as codes, regulations, and to varying degrees a bit about quite a few trades. Our home is Custom, designed by a newly married couple with an engineer, 2 x 6 walls, geothermal before anyone knew what that was, reflective shingles before people knew what that was, and when it was built, no one except for us, put on 1-inch plywood on the roof. We tore the old house down by hand. Before it was in vogue, we carefully removed the Tongue and groove floors, piece by piece, and the groove floor was taken out piece by piece, we used materials in different ways, such as the brick chimney becoming our walkway. We are far from Cash rich. we do not have a lot of money for that not we do have a home that's built strong to last generations for our family. It's built with trusses and An extra course of blocks along with some other things. If you don't know, that is why leave the apartment so wide open and if you're 6 foot three, the ceilings will be tall enough for you. and honest. It may not always be comfortable, but it Has to happen for A business, or any, relationship to be successful. It is a requirement. For either type of contract, timely updates are critical. If something does not seem right, if you feel that something is unfair, it is something that should be addressed as early as possible. We don't think we ever had an unhappy tenant Unless maybe they were related to us. Ha ha. many contractors we've been burned so many times. But at the same time, we're humans, we understand everyone makes mistakes, and nobody knows everything. We're pretty down to earth. But business is business. No smoking will be tolerated anywhere near any buildings or inside any buildings, including the apartment. This is a family-type environment, therefore excessive drinking or lewdness will not be tolerated. You're welcome to have an occasional party with prior written consent if it's going to be large (Applies the full rent or discounted). Provide 6 References that are easy to check from over the last five years With about 2 being in the last year. Full renters only need to provide three references. If you're seeking a discount we're looking for references for the quality of your work as well as your professionalism. Applicants should have a credit score of around 720 or higher. In some situations, we might Permit you to have a cosigner, who would also legally be responsible for any costs that result from the rental agreement or damages on your part or the part of a visitor. The cosigner would have to have a credit score of 740+ if we offered it as an option. Animals will be considered on a case-by-case basis. They should be up-to-date with their shots and have obedience training from a school that specializes in that, not a chain store. a cosigner who has a 740+. Condo insurance is required which is one step above the usual renter's insurance. It would also cover the owner's property possessions, too many tenants have left a bill for repairs that far. Exceeded any security deposit. That can't happen again. Full liability should be included. This is farmland and it is a bit uneven. There might even be a critter who digs a hole in the middle of the night so please be alert so you don't end up, twisting an ankle or something worse. Of course, it's an absolute pleasure being here too. There's nowhere like it. ake you as low as $700 a month depending on your credit rating. We are looking for something in the neighborhood of 720 or a cosigner with a 740+ There's a very small group of people out there somewhere we know we had one working with us once that would make additional criteria and qualify for discounts to take Rent down to $600 per month while they are taking care of all of the property maintenance. Any persons applying for discounts need to be able both physically and medically qualified to take care of a rather large home and Property that our hearts are in, As well as one small apartment that is like an Inlaw suite and your home as well. You need to be the person who likes to do this type of thing or people, or it will not work. We have done it before and we've had to evict someone. We've also had wonderful people if you'd like working outside, with 2 rental units. One is small the other would be your home as well as the property. Still not finished, but many of the minor tasks, and just about every major system have all been taken care of. So there's still a little bit of extra work to do but you can never tell if something going to break or not, most things are in pretty good condition. If the jobs are being done properly, the owners shouldn't even really have to think too much about it other than when there are discussions or if the owners are aware of something, the property maintenance person(s) wouldn't be, that information Depending on the depth of it needs to be passed along, or possibly discussed. The right balance for this business relationship can be tricky. Communication is so important -misunderstandings lead to problems. If someone feels it is not fair, it should be discussed, instead of held in. We are not cash-rich, and we do know about construction, so we would be fools not to appreciate someone who was doing a good job and had MacGyver or inspector gadget Skills, someone who is creative with solutions that saved money. when a relationship like this works out well, the longer and more trusted someone is here, the more valuable they become to us, Yes, for their work but also in the way we are rich- we are loving and caring. We had someone take care of property maintenance here for almost 3 years. By the end, Rent for the space was about $300 a month, which was in the apartment, we let them use something we had for extra storage space in addition to the shed that they had earned. They love to do things outside and take care of our home said because they had come from the bigger one. They also worked part-time so they probably did more than we expect. That person was like family. Trust doesn't come easy anymore after the events in the last few years. We want to find somebody We can trust. We would love it if we found someone who is happy here and wanted to stay for a long time. It's a labor of love for people who like to tinker around and it's very Much appreciated, and not just by our family, people who drive by see how nice the lawn locks and so forth, and there are comments made. Compliments are to be shared with the person who deserves them. For starters, you must've had many years of hands-on experience, With all that experience, not only do you gain knowledge (most often from mistakes as we all do ), you're able to have better foresight & planning, You'll know how to keep yourself and others safe and you will have built skills that make you quickly as well. We don't want someone who has spent every bit of their free time keeping their end of the contract. You wouldn't be happy. We wouldn't be happy to see it. For the most part, Individuals who are contractors, in the trades, or a super handy couple of people would put you in the ballpark. You must have a wide breadth of knowledge, know how to use tools, On a pretty good about yourself, and have access to others, have common sense, be able to understand the codes, know where to go for good resources when you're not sure of details (Sometimes the answer might be you too, but not all the time, especially if you happen to catch a wrong video); no one knows everything so communication and complete honesty is an absolute necessity. Think about if you've ever lived/completely taken care of a large home, if you don't have much experience, most work will take you a longer time than it should, and you may be more prone to get hurt.
