Any of the following will result in automatic denial of your application: i. Three or more late payments of rent within a 12 month period ii. Two or more NSF checks within a 12 month period iii. Rental history reflecting any unpaid past due rent. iv. Rental history reflecting more than $750 damage. 5. Any of the following will result in automatic denial of your application: a. Any misrepresentations on you application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated. b. Previous landlords report significant complaint levels or noncompliance activity such as: i. Repeated disturbance of the neighbor's peaceful enjoyment of the area. ii. Damage to the property beyond normal wear. iii. Reports of violence or threats to landlords or neighbors. iv. Allowing persons not on the lease/rental agreement to reside on the premises. v. Failure to give proper notices when vacating the premises. c. Previous landlords report documented lease violations, including but not limited to: repeated disturbances of neighbors, property damage beyond normal wear, unauthorized occupants, failure to comply with lease terms after written notice, or documented lease termination or eviction action related to tenant conduct. 6. Adverse Action Notice If your application is denied or approved with conditions based on information obtained in a tenant screening report or other screening criteria, you will receive a written "adverse action" notice in accordance with RCW 59.18.257. The notice will provide the reason for the decision, the screening provider's contact information (if applicable), and instructions on how to obtain and dispute the screening report.
