    Beautiful 2-bedroom, 2.5 bath unfurnished home, built in 2015, is available December 10th. The ground floor is a welcoming open layout and the kitchen is a cook's dream. With a gas stove, a large farmhouse-style sink, quartz counter tops, a large butcher block island, a walk in pantry, and cabinets galore, you'll have a great time cooking and entertaining guests. Both bedrooms are located on the second floor, and each one has an ensuite bathroom. The primary bathroom has a clawfoot tub in addition to a traditional shower. Washer and dryer are stacked in an upstairs closet. There is a studio ADU attached to the back of the house, which is rented out separately to a very quiet long-term tenant and his sweet dog. I lived next to him (in the main house) for over three years without a single issue. There is virtually zero sound transfer between the ADU and the house. The ADU is accessed from the back yard porch, via one of two gates. The garage is rented out separately to the ADU tenant. The ADU tenant pays a flat monthly fee for utilities. The backyard is fully fenced in. This is considered communal space for the tenants of both units. A brand new 7' x 5' shed will be built in the back yard for tenants of the main house. The front yard/porch is private space for the main house. The driveway is exclusively for the main house tenants and there is room to park two cars side-by-side. The yard has been meticulously planted with flowers, trees, and shrubs, and the whole property is automatically watered by a sprinkler system in the dry months. One garden bed is for the ADU tenant and one is for the main house tenants. The house shares a property line with the soccer field of Multnomah Campus of Jessup University, which is rented out for youth sports. You can expect to hear some noise from the field (similar to living near a park or school playground). The house is conveniently located to public transit - walking distance from several bus routes as well as the red, blue, and green MAX lines. It's less than five minutes drive to get onto 84 or 205. Initial term is a one-year lease, with the option to extend the lease on a month-to-month basis after the initial term. Minimum credit score of 500 for all tenants. Combined income of tenants must be at least 2.5x rent ($6,500 per month). Well-behaved dogs and cats OK with additional refundable deposit. No smoking of any tobacco products anywhere on the property. Renter's insurance required.
