    What's special

853 Carroll Street is a massive, approximately 6,000 square foot Romanesque Revival mansion on one of the single most desirable blocks in Park Slope. At 21' wide, 5 stories, and extra deep with a huge extension, it is currently configured as a beautifully maintained 5 family building. There is a huge 3 bed/2 bath garden/parlor duplex and four other high-income units. This configuration could easily be maintained or it could be reimagined as a grand single-family home. Designed by the legendary CPH Gilbert, built by well-known developer Harvey Murdock and located in Brooklyn's "Gold Coast", 853 Carroll is a sterling example of the opulence that was created in 1880's Park Slope. Well maintained over the years, the current owner has invested a lot in upgrading the systems while keeping the original details. That shows itself most in unit 2 - soaring ceilings and period details abound here. The first design element to greet you is a massive Silver-backed Mirror, this design element was meant to show great wealth and reflect light throughout the house. Grand oak molding frames the large bay windows overlooking the tree-lined street. A carved Ionic Column portal with hand-assembled beaded fretwork leads to the rear parlor. Each of the 4 rooms has the original white parquet flooring, but all have different inlaid borders, all well maintained like new. Leading into the kitchen are 8-foot Mahogany pocket doors with acid-etched glass, a dormer of stained glass with an image of a Bloodroot flower (a native species of Brooklyn) sitting atop. Looking closely at all the millwork, carved reliefs of many native Northeastern flowers are seen throughout - a movement at the time to bring nature inside. The eat-in kitchen itself is huge and modern, the hardwood shaker-style cabinets match well with the original motif and stainless steel appliances allow you to keep up with today's lifestyle. Off the kitchen is a Master bedroom that has to be experienced to be believed: high coved ceilings with the original floral plaster filigree are a hallmark of Gilbert's work and on display. A large bay window allows light and air to waft through. Raised paneling, a vintage wooden mantel with 3 arched silver-backed mirrors, and hardwood floors are further evidence of the thought put into the design. To complete the room, there's a full en suite bath and walk-in closets. Other floors in the building have 2 bedroom units with updated kitchen and baths, with a studio apartment in the garden level that could be re-incorporated into the owner's duplex. Mechanicals and other systems are all well maintained and updated. The garden space is beautiful - bluestone pavers, pea stone bedding, and planters make a tranquil area to relax. As mentioned, the location is sublime - Park Slope's Gold Coast. Everything PS is noted for is at your feet: World-class dining (Al Di La, Negril, Miti Miti, the list goes on), culture (Brooklyn Music Conservatory, Spoke the Hub) outdoor spaces (Prospect Park, JJ Byrne Park/Playground) and shopping (PS Food Coop, Union Market plus many boutique shops) are all in a 6 block radius. Currently zoned for PS 321, you are also near 6 major subway lines and a short stroll to the Barclay Center for major sporting and entertainment events. Private showings only.
