Avenues! Cute 1 bed / 1 bath flat up on 3rd Ave @ N street. Building circa 1905. Unit has original hardwood floors and very tall ceilings. Lots of windows. And a private back porch shaded by huge trees. There's also a huge wrap-around porch in the front of the building that overlooks 3rd Ave and has great sunrise and sunset views. The building has a huge common basement area with laundry and tons of extra storage space... great for bikes, camping and climbing gear, ski & snowboarding gear... even kayaks, SUPs, roof racks, snow tires, etc. Generally pet friendly but typically don't do larger dogs due to the 125+ year old hardwood floors... Chill space with nice quiet, neighbors. (We don't accept co-signers so we generally don't rent to under-grads.) If you have rented an apartment before (and that would be one of our basic / minimum requirements), the process here going to be pretty much the same as everywhere else: First you come see the apartment in person; then you submit an application and application fee ($45); if approved you sign a lease and pay the deposit (= 1 month rent with approved credit). Generally speaking we require that applicants earn at least 3 times the rent, have a credit score of 650 or better, and have at least 2 years of prior / positive / verifiable rental history. We do not do co-signers... and thus rarely rent to under-grads. It's just not that kind of party. Reply with questions and/or to find out about upcoming showings. In your reply, tell us a bit about yourself and what you are looking for (in terms of housing)... what you do for work... your typical monthly income... your ideal move-in date... any pets... etc--to save time going back and forth. Generally we only do 12 month leases to start and then either renew or go month to month after. Sometimes we will consider a shorter term (6 or 9 months) for higher rent. The basic security deposit is typically = to 1 month of rent... but we will sometimes accept a higher deposit from higher risk tenants (specifically tenants with a credit score below our typical 650 minimum, or tenants with a lack of recent, positive, verifiable rental history (2 years is our typical minimum), or tenants that lack sufficient income (for example, you have a trust fund / large balance in your savings / investment account(s) but no job (or earn less than 3x the monthly rent). No utilities are included in the advertised rent amount. Pets are always case x case but generally a cat (or two) or a small to medium-ish dog are always allowed.
