Hello and thank you for your interest in our home. Our spacious, serene home is available starting March 1, 2025, and possibly a little earlier; please inquire. This is a special place. It's beautiful and has great energy, is surrounded by lush greenery which makes for privacy, and is very welcoming. THE SPACE: Located on the second floor. Corner unit. 1750 sq ft + 216 sq ft PRIVATE patio, perfect for your morning coffee, afternoon nap, or evening wind down. We have three sun exposures: Morning sun in the living room, afternoon sun in the bedrooms, green views and privacy along the northern exposure. Primary bedroom with en-suite bathroom (shower, no tub), large walk-in closet, and direct access to your private patio outfitted with comfortable patio furniture and succulent garden. Equally large second bedroom/office with large walk-in closet. Full second bathroom. Very spacious living room with decorative French plaster Rococo fireplace mantel. Large dining room that is great for hosting. Chef's kitchen with top of the line appliances: stainless steel Bertazzoni fridge, stove/oven, and microwave. LG dishwasher, Carrara marble countertops, deep farmhouse sink and wine refrigerator. Large foyer/entryway. Original wooden floors. Custom window coverings in the bedrooms, bathrooms, and kitchen. Three Mitsubishi electric trane HVAC in the bedrooms and dining room (heat and AC). The furnishings are comfortable, vintage, and eclectic. Two assigned parking spots, one in the gated outdoor lot and one in the gated north garage. Key-entry building and parking. Security cameras at building entrances. Coin-operated washers/dryers on the 6th floor easily accessed by elevator and $1 per load (unfortunately, the historic building's vertical water lines cannot handle the pressure of in-unit systems; the building found out the hard, expensive way). Additional large enclosed shared rooftop patio with plants, BBQ and comfy patio furniture for all building residents. HOUSE RULES: No smoking or vaping of any substances allowed inside the apartment or on the private patio. Quiet hours are 10pm - 10am, which includes the patio. Piano quiet hours are 10pm-10am. There are only 15 units in the building. It is a small, friendly and respectful community. This is not a party building. It is, however, in a very central area. Although the building is on a residential street, do expect to hear some street noise/city life around you. The building is an historical landmark built in 1928 on a rare block where every building was built in the 1920's or 30's. THE NEIGHBORHOOD: Mid-City/K-town is a central neighborhood with a WalkScore of 98. There are a ton of amazing restaurants, lots of street food, and landmark bars nearby, like the HMS Bounty and The Prince. You can walk to the historic Wiltern Theatre and Chapman Market. It's 15 minutes to Hollywood, Downtown LA, and Culver City; 20 minutes to Beverly Hills, Silverlake/Los Feliz, and as little as 30 minutes to the Westside and coast. PETS POLICY: We will consider up to two (2) pets on a case-by-case basis and will require an additional pet deposit/cleaning fee. Cats must be non-spraying. We will not charge pet rent. FILMING: Occasionally the building gets scouted for commercial, TV, and film projects, and sometimes we book jobs. Tenants also can financially benefit from a booking. RENTAL REQUIREMENTS: $4700 per month + one month deposit for 1 year lease. Water, sewer, and trash included. Internet, gas, and electricity are not. Standard application, credit check, and proof of funds for every applicant age 18+. A conversation to get to know you. Serious inquiries only. We look forward to hearing from you.
