Mindfully furnished and decorated to provide you with a comfortable home away from home. This is a perfect place for you to reset; work with a new view, and set out for your next adventure. You will find everything you need to be successful during your stay while working and enjoying all the great outdoor adventures the Grand Valley provides. Situated 5 minutes from historic downtown with many local food and shopping favorites, 10 minutes from 3 of our biggest hospitals, and just 15 minutes from the East entrance to the Colorado National Monument. Within an hour's drive enjoy skiing, hiking, fishing, and all the beauty of Grand Mesa. We are partnered with Know Your Guest the leading vacation rental guest-screening provider. Before the booking begins, you will need to verify your details and ID with Know Your Guest and pay a deposit or buy a damage waiver. Please make sure you complete your validation prior to check-in. 30-45 days vacation or remote worker lease. Available through AirBnB, VRBO and direct booking. IMPORTANT HOUSE/HOA RULES 1. One parking spot is dedicated to this rental, to the west of the garage, clearly marked #301. If you need more parking there is a dirt lot to the North of the brewery across Riverside Parkway that belongs to the city and at this time, parking there is allowed. This parking lot is not insured. Parking in the adjacent parking lots may result in being towed. 2. No events larger than 8 people are allowed at the rental. 3. No auto repairs/maintenance may take place at the rental or adjacent parking lots. 4. A maximum of 2 small dogs (no cats, anaphylactic allergy) are allowed in the rental WITH PRIOR APPROVAL AND PAYMENT OF ANIMAL FEE. Dogs must be on a leash when outside of the rental property. Please do not leave dogs unattended in the townhome. If you must leave them home alone, you must provide a kennel for them to be in while unattended. All waste must be removed immediately and disposed of properly in the trash bins. (Located in metal shed, just across from sidewalk to rental.) 5. No firearms, fireworks, explosives, air rifles, BB guns, crossbows or similar devices shall be discharged from the property. 6. No advertising signs, banners, billboards, or unsightly objects shall be erected. 7. Please walk trash directly to large trash bins. (Located in metal shed, just across from sidewalk to rental.) 8. Recreational vehicles, boats and trailers shall not be parked in the common parking area. The only exception will be a 1-hour allowance for loading/unloading, making sure to move if needed for neighbors. 9. Quiet Times for the complex must be observed from 10pm to 6am. 10. Absolutely NO smoking inside or on outside patio/deck. This applies to cigarettes, cigars, drugs & vapes. SAFETY PRECAUTIONS Ring camera with views of sidewalk approach and front door active. This townhome has stairs. The stairs are not suited to babies, small children or individuals that cannot climb unassisted. Please remove shoes at door and use the tray to store. Please carry bikes, skateboards, etc... to the downstairs patio in the back for storage. Please keep dog(s) clean, picked up after and on good behavior.
