My husband and I own this home and live overseas due to him being a former military, current military contractor. We are not looking to return to Florida for several years. We choose tenants based on good credit and people we feel will take care of the home as if it is their own. We trust our tenants to call a repair person when something breaks and email us the receipt. (You can then deduct it from the rent that month.) We take care of pool maintenance. Lawn cutting is the tenant's responsibility. (We have provided a few lawn tools so you can do it yourself or hire out.) I am not sure what else I can mention, so please reach out with any questions.
