Greetings to all who are viewing this ad. First off thank you for your interest. This property is approximately 51 +/- Acres with 2200’ of frontage on Hwy 165, Ft. Mitchell, AL. The house is in disrepair as you can tell from the few photographs I have posted on this site. I have more photos should you be interested in them. The power to the house is underground and there is an outside RV hookup. The property has County Water. The property has septic however, I am not sure of the condition. The property has the timber cut in late 2020. Many small volunteers are coming up as of now. The property has access to Sweetwater Branch however, it has no access to Uchee Creek. This property is also under a flood easement by the Uniter States Corps of Engineers. Everything less than 221’ above sea lever is affected. I estimate that this is approximately 35% of the property mostly on the southern half. The easement only affects habitable structures and not the enjoyment of the property. However, the Corps of Engineers needs to know what will be built there so as not to compromise the flood ability of the easement. When I talked to them, they seemed reasonable. This property is a tenant in common situation where a very dear friend of mine deeded his ½ interest to me just prior to his passing. The sale agreement will have to be approved by both parties. I will handle that part of the transaction. All in all, this is a very interesting piece of property. It is bordered to the North by a property (Parcel “A”) that is my friend’s sister and husband. That property, I believe is under a Conservation Easement, which means that no new structures can be built on it. The same owners have the property to the East which is under the same conditions. That property is land locked to Fort Benning so no access from the civilian side. The property to the South is a RV park. The home site is on the North end of the property next to Sweetwater Branch. Recently we had a couple that wanted to build a home, a structure for there business and planned to plant timber and have ATV trails for there kids. Unfortunately they were looking at several parcels and the other offer they put forth on another property was accepted before we could do so.
