As such, only tenants that meet the following qualifications will be considered for this home: 1) Work for an Employer in the Region At least 50% of the adults over 18 in the household (related or unrelated) must work at least 20 hours per week, for an employer located in the geographic boundaries of the Truckee Tahoe Unified School District (TTUSD). 2) At least 50% of the adults over 18 in the household (related or unrelated) must be qualified tenants. 3) All children count cumulatively as one additional qualifying tenant. Additional information: -Prior to tenant move-in, owner will install a smart thermostat for the downstairs heater and conduct any other repairs deemed necessary. -During non-snow months (perhaps that's June-November this year?), the owner will maintain the garden once per month (including clearing watering lines at the start and end of season, ensuring the watering system is working, pruning, weeding, and planting) -Hot tub servicing is necessary to keep the hot tub functional - the landlords will continue their current arrangement of having a professional ensure the water is appropriately maintained. Due to wiring, about half the jets in the hot tub can run at any given time. The hot tub has not had any other issues. -Both monthly gardening and hot tub servicing will be at no additional cost to the tenants. -There is a 1-year-old washer and dryer next to the house in a small shed accessible from the back deck. However, there have been issues with the pipes freezing this winter. Once the snow melts, all reasonable efforts will be made to rectify this so it doesn't happen again next winter. -The house will be rented out partially furnished. If tenants are interested, it can include the bunk bed in the second room (full on bottom, twin on top). No other furnishings will be included. -There are two sheds in the backyard. One of these will be included in the lease, and the other will be used by the landlord for long-term storage. It is likely that access to the owner's shed would only be needed a couple of times a year and would occur on the same day as monthly gardening to limit disturbance. Any access to the front/back gardens and the shed will not require access to the house. Owner pays for water, garbage, hot tub maintenance, and will do garden upkeep. Tenant pays for all other utilities (electricity, internet, etc.). No smoking. Pets allowed - please disclose your pet/s when applying. No pet will be ruled out simply based on breed.
