Therefore, we prefer tenants who may ultimately be able to qualify for a loan that would enable them to purchase their unit. "Bad credit" makes loan qualification problematic and indicates potential problems paying rent. Our target demographic is 50-80% of Lincoln County area median income (AMI) as defined by Oregon Housing (HUD). An applicant does not "qualify" simply by being above 50% of AMI. Given our rents, we are targeting primarily the upper half of that range. The rent must be affordable to the applicant.
