Outdoor deck. Off street parking for one car. Large shed. Yard is very large and part of the backyard has been fenced off for the landlady to use as a garden. If you think it would be great to look out your bedroom window and see a garden, you will love this! If you would prefer not to have someone working in the backyard and walking along the side of the house to get there, this may not be your ideal home. Your share of the backyard and side yard is your responsibility to maintain. You may just keep the weeds short or choose to install a garden of your own. Pets are allowed if house trained, limited in number, spayed or neutered, and friendly. No more than two combined. No pet deposit or pet rent, but any damage done by pets will not be considered normal wear and tear. This house is close to W light rail line, an easy walk to Decatur or Knox stations. 20 minute bike ride to downtown Denver and close to the frisbee gold course at Paco Sanchez Park. Initial 10 or 11 month lease preferred, then month to month - last tenant stayed here approximately 3 years. Credit check is paid for by property owner. Applications are only accepted after someone has come to see the property, or has arranged for a virtual walk through and around the house. Credit score must be 680 or higher on the FICO 2 scoring unless applicant is receiving house assistance. Property owner pays for trash, recycling, storm water, and sidewalk fees. Tenant pays for combined water/trash, gas & electric, and any internet or phone services. During the summer property owner will help pay for water/sewer bill if it exceeds $52 excepting if tenant uses more water than is typical (yes, I had a tenant fill up a large above ground swimming pool so needed to add this exception). I answer my phone immediately unless I'm in an appointment, I check texts every few hours during the day, and I look at emails and my Zillow account every couple of days. Tenant is responsible for mowing lawn in front yard and keeping vegetation short in the backyard including along the alley. Property owner will help with trimming back any junk trees and will maintain garden areas in backyard. Renters insurance is not required but HIGHLY recommended
