This House is very Unique in that It has a 500 square foot sound proof studio with 3 foot thick walls built into it. I graduated Emory in 2003 and started a career in audio engineering as i had been performing writing and producing music since i was 11. I bought 87 Bailey Drive in 2006 and converted the garage into 500 sq feet of sound proof rooms with 13 foot high ceilings. i dropped the ceiling from 14 feet and made the walls 3 feet thick following typical sound proof design for studios, two leaf walls with metal studs, r30 insulation on both sides and a double layer of dry wall with a vacuum in between. The rooms are divided by beautiful hand stained oak trim windows, custom built wooden sound proof doors, and sound proof glass. In 2011 i moved to Colorado to start building a 2nd studio which will be complete in summer of 2015. I have been renting the Georgia studio/house on recurring 1 year leases to professional musicians who rent it for 1500/month. My current renter is renewing his lease in April, however i have an agreement that i can sell the house giving 60 days notice to the renters. The cost of building the house in Colorado exceeded my expectations so i am interested in selling my Bailey Drive Studio to balance this, but not in any particular rush either as i have reliable rental income from the 87 Bailey Drive property. While the studio construction could be considered additional bedrooms, the immense cost of building soundproof rooms would be most enjoyed and appreciated by a music industry professional. This makes the home a attractive buy for music industry professionals. For non music use this space could be considered 2 extra bedrooms or 1 extra bedroom with walk in closet, and a theatre room. It has lofted ceilings in the main living room and master bedroom, Oak Hardwood floors were recently updated throughout the entire home, and tile in the bathrooms. Also adding to the intrigue, the lot is at the end of a culdasac with two larger lots surrounding it (1 acre and 1.5 acres) making it extremely private. It has a stream running through the property and a unique landscape with many beautiful old growth trees. It has porches on the front, side, and back of the home and a long pretty driveway.
