A separate $1,000 "utility deposit" will be due in addition to the base security deposit and an additional $500 per month will be added to the monthly base rent to cover owner-fronted average utility costs. If tenant utility usage exceeds or falls short of the $500 per month, then the difference is taken from or added to the utility deposit.
