Applicant Qualification Criteria for Renting Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. If your application is denied based upon information obtained from your credit report, you will be notified. Before filling out an application, please review our list of criteria below. If you feel you meet all of the criteria, please apply because our Landlord/Homeowner would be happy to rent to you. The Landlord/Homeowner has listed the property for lease, and will be reviewing applications received. Should you have any questions or concerns, please feel free to ask. 1. A completed and signed application from all proposed occupants over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a prospective renter. 2. A $40 screening fee via online payment for the purpose of running credit and eviction reports is required with each application. 3. You must provide photo I.D. We require a photo I.D. Driver's license or State Issued ID card or Social Security card. 4. You must have a credit report that demonstrates a willingness to pay financial obligations in a timely fashion. 5. You must have no records of eviction. 6. We require favorable responses from references and previous landlords. 7. Employment History and Sufficient Income: We require monthly income of 2.5 times the amount of your monthly rent per applicant. Income must be verifiable through pay stubs, employer contact, or tax records. All other income, including self employment must be verified through tax records. Stable employment history and length of time with current employer may be considered. 8. Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned upon contacting previous landlords may influence Landlord's decision to lease the property to you. Rental History must be verifiable from unbiased sources. If you're related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, your application may be declined, or we may require a qualified co-signer on your rental agreement. Qualified co-signers must meet all screening criteria plus make three times the amount of rent. 9. Landlord will perform a criminal history check on you, and each additional adult occupant, to verify the information provided by you on the Lease Application. Landlord's decision to lease the Property to you may be influenced by the information contained in the report. 10. An up-front payment of approximately one month's rent as a security deposit is required by cashier's check or money order when signing a rental contract. Pet deposits may be nonrefundable, so please check the specifics. 11. Please note that all of our properties are smoke-free. If you rent a house you may not smoke in any part of the property including the garage. You must smoke all the way outdoors. 12. Prior to move in, or immediately after move in, you will be requested to complete a detailed Property Condition report. Please make detailed notes, including photos, so that there are no questions regarding the security deposit upon your move out. 13. Pets will be considered on a case by case basis, and will require a pet deposit. Landlord may consider: number of pets, type of pets, breed of pets, gender, weight, age of pets, claws/declawed etc.
