My wife (Shirley Ann Wuske) purchased home from Barb Beato in April 2012. Zillow's ZESTIMATE of less than $100K is clearly NOT an accurate assessment of the home's structure and equipment upgrades described below. In March 2012 our realtor (prior to our 2012 improvements) placed a conservative market-value of $126,000 on the home. The timing of his value assessment was at the very early stage of the improvement in the real estate market in the greater Cincinnati area. We installed NEW shredded Mohawk bamboo floor in solarium, kitchen, and first-floor bathroom 2012. We also installed in 2012 new Bruce 2 1/4" wide 3/4" oak flooring in living room/dining room to match existing oak hardwood floors in the hall and three bedrooms. In 2012 we completely remodeled the solarium off the kitchen which serves as our eat-in kitchen nook overlooking TREX balcony/deck and pond water feature and natural stream that meanders through the park-like backyard. We also completed the complete renovation of the first-floor bathroom in June 2012 stripping virtually all wall/floor/ceiling coverings and replacing every lighting and plumbing fixture except for the toilet and bath/shower. In 2012 Vonderhaars rebuilt the WBFP in the living room installing a new liner, chimney brick work and chimney cap. Home has a professionally installed 3-season front porch and finished basement with carpeting (new in 2009) in in family room and large lower level den/bedroom. These improvements expand actual living space considerably. Even the "unfinished" basement has wood paneling and a tasteful click and lock water-proof flooring. A dedicated workroom in basement has a power table saw, workbench and storage shelving and cabinets. This room is also ideal for a tornado shelter. The W/D hook-ups are located in the very well-lit unfinished basement and are complemented by custom cabinetry and storage. A built-in staircase from the entry coat closet by the front door leads to convenient attic storage. In 2009 Dave and Barb Beato invested $20K to install foundation reinforcement and exterior drainage system around foundation. While we witnessed first-hand that water does NOT penetrate into our basement from walls or floors, as a condition of sale in spring 2012 we insisted that the Beatos pay for certified mold remediation and we have documentation of the effectiveness of this treatment for the presence of pre-2009 mold that was not remediated at that time. Beatos lived in the home between 1972 and 2012 and were wonderful stewards of this property. therefore the home has "newer" (since 2005) roof, HVAC, roof, furnace, tankless H20 heater. In 2011 a new electrical panel and ground post were installed in/near the upstairs garage. In May 2012 we had three additional dedicated circuits installed by Frey Electric. Time Warner cable installed to flat-screen TV above mantel on first floor and to finished basement. Neighborhood Description More than in any other neighborhood in which we have lived, MANY existing residents grew up in Finneytown, and either stayed and bought their own home (sometimes from their parents), or moved away and then came back. It has the feel of a small town suburb within the beltway of the Cincinnati MSA with convenient access to Ronald Reagan Highway (Route 126) and thereby to all other major transportation arteries.
