    What's special

We are no longer showing this listing. Thanks for looking. This 1 bedroom 5th floor apartment was recently renovated and features a panel of south facing windows with a stunning view of Jackson Heights. It is a short walk to the 7 train, and a slightly longer walk to the transportation hub F/E/N/M and express bus services. It is dead quiet in and has that magical Jackson Heights feel. Like you are in the middle of the city while also being in the middle of a forest. 35th Ave is a quiet, tree-lined street. You are a short walk to Little Columbia, Little Mexico, Little India, Little Thailand, Elmhurst Chinatown (the quiet one with good food), and a wide array of hipster and ethnic bars and cafes. It is the best place in the world to live! The building has bike storage, laundry, parking (for a fee), and additional storage facilities. The maintenance is LOW: $475/month, and the building finances are great, with a huge reserve and building-owned apartments that are being sold off as renters leave. As renters leave, the possibility for renting the apartment increases. There is a requirement that no more than 20% of the units are rented, so there is a waitlist for renting. The board is not strict. I believe that there is a 20% downpayment requirement, but it is a very relaxed board for approval. While the official policy is no pets allowed, many people do have pets. The building is surrounded by landmarked blocks in the famous garden city. We are working on installing a roof garden, but that plan has not been fully approved yet (we are getting quotes). The building has a pre-war feel with high ceilings, but is built post-war elevator building. The building has a new elevator and recent renovations. The neighbors are great, and there are building parties every year. It is dead silent (at least most of the time). Spacious, blindingly bright. You will love your new home. NOTE: THIS IS A FSBO PRE-SALE. IF WE DO NOT SELL IT IN A FEW WEEKS, WE ALREADY HAVE A BROKER WHO WE WILL TURN TO IF WE DO NOT SELL IT. NO BROKERS CAN CONTACT US. THANK YOU. AGAIN, ****NO BROKERS!!!!!!!**** IN THE MEANTIME, ENJOY A 6% DISCOUNT THAT I WOULD OTHERWISE HAVE TO PAY TO A BROKER!!
