Trash/Waste Removal
Any other individually metered or billed services consumed at the property.
Utility accounts shall be transferred into the Tenant(s)' name(s) effective on the lease commencement date and maintained throughout the entire lease term.
Lease Duration: The minimum lease duration for this property is One (1) Year. Tenant(s) agree to a lease term of no less than twelve (12) consecutive months from the lease commencement date.
Yard Maintenance: Tenant(s) are responsible for maintaining the front and back yards in a neat, tidy, and good condition. This includes, but is not limited to:
Regular mowing of lawns
Weeding of all planted areas
Trimming of shrubs and bushes to maintain a neat appearance
Keeping all paved areas (driveway, walkways, patios) clear of debris and weeds
Watering plants, lawns, and landscaping as necessary to maintain their health.
Any costs associated with the failure to maintain the yard in good condition will be charged to the Tenant(s).
Property Damage: Tenant(s) shall be responsible for any and all damage to the property, its fixtures, appliances, and landscaping, caused by the negligence, misuse, or willful act of Tenant(s), their occupants, guests, or invitees. This includes, but is not limited to:
Damage beyond normal wear and tear.
Damage to walls, flooring, doors, windows, and fixtures.
Damage to kitchen appliances (e.g., refrigerator, stove, dishwasher, microwave).
Damage to laundry appliances.
Damage to plumbing or electrical systems due to misuse.
Damage to the hot tub (if applicable and provided for tenant use).
Any costs for repairs or replacements necessitated by such damage will be paid by the Tenant(s) upon demand. Landlord reserves the right to deduct such costs from the security deposit in accordance with California law upon termination of the tenancy, after providing an itemized statement.
