    What's special

    This is written to satisfy full disclosure concerning the property. This is the current status of the above property. The units were built over 20 years ago with the cheapest quality builders grade materials available. It has had only the minimal repairs necessary and has many problems. There have been smokers in the unit and the whole place reeks of cigarettes . I’ve broken it down by the floor starting upstairs. The entire floor has electrical issues with 40% of the outlets not working. The paint is stained like the carpet. Upstairs: - [ ] Bedroom One- the largest of the three bedrooms has windows that don’t work, missing screens, and paint stains. The carpet is cheap and original with stains from dogs and rain intrusion. Some flooding has occurred from the pipes in the upstairs bathroom. - [ ] Upstairs Bathroom- the floor is partially carpeted with the remaining covered with stained linoleum that is coming up. The pipes have ruptured twice filling the ceiling below and leaking into the kitchen downstairs. The bathtub has no overflow drain and this also collects in the ceiling and leaks into the kitchen below. The sinks also leak into the cabinet below. There is mold between the floors from the water damage. - [ ] Bedroom Two- the smallest bedroom has no windows but has a sliding glass door that leaks profusely. The water gathers in the ceiling of the great room causing it to sag and is stained with past floods. The carpet is stained and irreparable - [ ] Hallway and Stairs- the floorboards creak from water intrusion and the carpet is coming up in places. Downstairs: - [ ] Bedroom Three- This room has suffered from broken pipes and has been flooded twice. The windows and sliding glass door leak profusely. Three of the electrical outlets will spark when connections are made. The ceiling fan also sparks when lightbulbs are installed. The closet has clothes hanging racks the are falling off the wall. - [ ] Downstairs Bathroom- there are no windows causing mold to accumulate on everything. The sink leaks into the cabinet below adding to the mold problem. The toilet requires replacement due to age and staining. The shower has cracked tiles allowing water to permeate the drywall. This is the major source of mold in the bathroom. The towel rack has been ripped off the wall. The electric switch has been replaced upside down due to wiring issues. - [ ] Kitchen- the sinks leak into the cabinet. The garbage disposal is rusted shut causing half of the sink not to drain. The cabinets are detaching from the wall in places and the hardware is missing and broken causing the cabinet doors to remain open. Counter tops are cheap Formica and are chipped and cracked. The mini-blinds are coming down. The recessed lighting is falling off the ceiling which is stained and sagging from upstairs leaks. The refrigerator is broken and the open door alarm can not be silenced. The stone floors are chipped and broken in places. - [ ] Great Room- the overhead drywall is sagging and stained from water upstairs. The French doors leading to the courtyard are rotted in places and don’t lock. Most electric outlets and all ceiling fans don’t work due to sparking in the wiring. Mice, lizards, and ants can easily enter in a few places and have. - [ ] Garage- the ceiling and walls are badly damaged from roof leaks and are coming down in places. The electric garage door opener doesn’t work and is in disrepair. Exterior-the courtyard is badly overgrown with weeds and is improperly sloped causing 3 - 5 inches of rain to accumulate and enter the patio door. There is a large stone patio that was built without a permit and would have to be removed. The driveway is badly cracked and crumbling in places. The Home Owners Association is intrusive and raises the monthly payment every year. It now stands at $281/month. The HOA board has just announced a significant increase for 2024. No renovations have ever been done to this unit.
