Private unfurnished room in a quiet shared home. The master bedroom has its own private shower/bathroom. The second room is unfurnished and uses a shared bathroom. Month to Month mininum 6 months. Tenants have limited kitchen access and may use shared common areas respectfully. Street parking is available. There is no laundry on-site. The home is quiet, clean, smoke-free inside, pet-free, and has no alcohol or parties. Room Being Rented: Master Bedroom with Private Bathroom Monthly Rent: $900.00 Bedroom with Shared Bathroom Monthly Rent: $750.00 Lease Start Date: Ready to Move-in This is a month-to-month room rental agreement. RENT PAYMENT Rent is due on the 1st day of each month. Master bedroom rent: $900 per month. Shared bathroom bedroom rent: $750 per month. Rent includes reasonable use of utilities. UTILITIES INCLUDED The monthly rent includes reasonable use of: Electricity Gas Water Trash service EXCESSIVE UTILITY USE Utilities are included with reasonable household use. Tenant agrees not to waste electricity, gas, water, heating, or air conditioning. Examples of excessive use may include leaving water running, leaving air conditioning or heat on for long periods while away, charging an electric vehicle, using unauthorized appliances, or allowing unapproved people to regularly use utilities. If utility bills significantly increase because of excessive use connected to Tenant, Homeowner will provide written notice and explain the increase. The additional utility charge may not exceed: Master bedroom tenant: up to $75 per month. Shared bathroom bedroom tenant: up to $60 per month. Any additional charge must be connected to an actual increase in utility costs and is not a penalty. SECURITY DEPOSIT Security Deposit: One month's rent The deposit may be used only for lawful deductions, cleaning beyond normal wear and tear, damage caused by Tenant, or replacement of missing keys. OCCUPANCY AND GUESTS Only the approved Tenant may live in the rented room. No subleasing is allowed. No overnight guests are allowed without written permission from Homeowner. HOUSE RULES Tenant agrees to: Keep the bedroom and shared areas clean. Respect quiet hours from 11:00 p.m. to 06:00 a.m. Use the kitchen only as allowed by Homeowner. Use street parking only. Not smoke, vape, drink alcohol, or use illegal drugs inside the home. Not bring pets or animals into the home. Not damage the home or disturb other occupants. Follow all reasonable house rules provided by Homeowner. LAUNDRY There is no laundry available at the property. Tenant is responsible for using an off-site laundromat or other laundry service. ENDING THE AGREEMENT This agreement is month-to-month. Either party must provide written notice to end the tenancy as required by California law.
