The townhouse is situated on a dead-end residential street with off-road parking for 2 vehicles, close to essential shops, restaurants, and amenities. For potential commutes: driving is 7 minutes to Hurlburt Field's East and 15 minutes to Eglin's West Gates - Perfectly situated for military personnel. Only 15 minutes to beautiful public beaches on the Emerald Coast, 10 miles to the regional airport, and 30 minutes to Destin - everyone will want to visit while you're on this tour! Indoor furniture is for show in pictures only and not included. Unfortunately, we cannot accept any pets. Full credit, employment, and previous landlord checks will be conducted. Regular pest control services are included (provided by Orkin), but other utility services are not, so the tenant must pay for those. Typically, we do not allow pets, but we may consider a single, well-behaved pet that comes with proper veterinary documentation of care and a positive referral from prior landlord(s). Owner pays for water, sewer, and waste up to $150 per month. Tenant is responsible for their own electricity and internet needs. The initial lease must be for a minimum of 6 months to 1 year, as agreed by both parties. The lease breakage fee is a full month's rent. Unless the lease is re-negotiated as a long-term extension (6 months or longer), it will automatically transition to a month-to-month contract with no lease-break penalties but may be subject to rent changes (although these are rare). Tenants will receive at least 30 days' notice before any month-to-month rent increases. No smoking is allowed inside the premises or under awnings, where smoke may be trapped and/or drawn inside through ventilation systems or windows. Tenants are responsible for basic household upkeep, including changing lightbulbs, re-touching paint as needed, and lawn maintenance. The landlord is responsible for appliance and structural repairs as needed due to normal wear and tear. If evidence of negligence or misuse of an asset is found, the tenant may be billed for repairs incurred.
