The dishwasher is color matched to the oven and fridge. A color matched full sized washer/dryer set is also provided in the utility closets in the garage conversion study/bedroom that features classic knotty-pine paneling. There is a wireless, monitored Smith-Thompson alarm system with stay and away features that is activated and included. There are flush mount lighted ceiling fans all bedrooms and the living room. Energy efficient windows were newly installed in January 2020. They feature double paned, argon filled panes, and uv limiting coating. There is a ridge vent on the roof for extra energy efficiency as well as cellulose based attic insulation. The backyard is just huge. There is a six foot privacy fence. There is a 10 x 8 metal storage shed in the back. It is mounted on top of a foundation of 2 x 6 wood joists and 3/4" decking for exceptional support, painted and set on top of cinderblock pads to keep it off the ground and dry. It has been painted with heat resistant roof coating. The lease is 6 months. We normally require a 1 year lease, but because we are taking applications in November due to the replacement of the natural wood floors, we are taking 6 month leases. We have found that houses are more difficult to rent during the winter months. If there are no issues with terms of the contract, we will extend the lease for another year at the end of the 6 month lease based on current Zillow recommended rent rates at the end of the 6 month contract should it be more than the rate at initial signing. We are requiring a combined gross household income of 80K a year, no more than 2 adults, and 2 children. Cats and dogs are negotiable. We accept $700 deposits per pet refundable to clients who are responsible cat and dog owners. You must not have payment defaults, repossessions for non-payment, payments later than one month past due, or bankruptcies in the last three years. Proof of current employment necessary. 1 year lease. We accept only non-smokers. No more than two vehicles allowed for clients living in the house. Utilities and lawn care (cutting grass) are clients' responsibility. Applicants with a violent criminal history or pedophilia conviction need not apply. Last 3 months of paycheck stubs and work contact information required to verify income. We are a true Mom and Pop small business who value our clients as people, not real estate assets. Applicants must pay $40 per adult for a non-refundable background search if you meet the criteria mentioned above and are seriously wishing to go forward. The rent is expensive due to the property values of the neighborhood. This house is currently valued at $374,000. Purchasing a house at this price with 15% down and 3% closing costs ($67,320) at the current 7% 30 year fixed rate interest is about $2825 each month. With a reserve of 2% of value for maintenance, which every homeowner should plan for, and the included security alarm, that would be about $3470 a month to own and maintain. All of this is covered with the $2200 per month rent.
