Exception for Housing Subsidies: If the applicant is using a housing subsidy, the income requirement is calculated based only on the portion of the rent the tenant is responsible for paying, rather than the total rent. Proof of Income: Applicants must provide the 3 most recent consecutive pay stubs, 3 most recent consecutive bank statements, or a verifiable offer letter on company letterhead for new employment. 2. Credit Score & Financial History A minimum Equifax/Experian/TransUnion credit score of 740 is required. No accounts in collection, charge-offs, or past-due balances in the last 36 months. No bankruptcies filed or discharged within the last 7 years. Total debt-to-income ratio (including rent and all monthly debt payments) must not exceed 45%. 3. Rental History A minimum of 3 years of positive, continuous, and verifiable rental history or homeownership is required immediately preceding the application. No evictions or Unlawful Detainer actions filed on record within the last 7 years. No history of late payments, lease violations, or notices to pay or vacate in the previous 36 months. Contact information for all previous landlords for the past 3 years must be provided. References from family members or friends are not accepted as valid rental history. 4. Employment / Income Verification A minimum of 12 months of continuous employment at the current employer, or 12 months within the same industry for recent job changes. Self-employed applicants must provide the two most recent personal tax returns and 6 months of business bank statements to verify income consistency. 5. General & Behavioral Requirements Government ID: A valid, unexpired government-issued photo ID is required for identity verification. Smoking: This is a strictly non-smoking property. No smoking or vaping of any substance is permitted inside the unit or on the premises. Renter's Insurance: Proof of a valid renter's insurance policy with a minimum of $100,000 in personal liability coverage is required prior to move-in and must be maintained for the duration of the lease. 6. Reusable Tenant Screening Reports We [DO / DO NOT] accept comprehensive reusable tenant screening reports (CRTSR) as defined by RCW 59.18.030. (Note: You must declare one of these options legally). 7.
