No evictions or Unlawful Detainer actions filed on record within the last 7 years. No history of late payments, lease violations, or notices to pay or vacate in the previous 36 months. Contact information for all previous landlords for the past 3 years must be provided. References from family members or friends are not accepted as valid rental history. 4. Employment / Income Verification A minimum of 12 months of continuous employment at the current employer, or 12 months within the same industry for recent job changes. Self-employed applicants must provide the two most recent personal tax returns and 6 months of business bank statements to verify income consistency. 5.
