Lease Terms Tenant is responsible for all utilities, including water, sewer, garbage, electricity, gas, internet, and cable. First month's rent, last month's rent, and a security deposit are due at lease signing. Small pets (under 25 lbs) may be considered on a case-by-case basis with an additional refundable pet deposit and monthly pet rent. No aggressive breeds. Renter's insurance is required and must be maintained for the duration of the lease. Proof of coverage must be provided prior to move-in. All occupants 18 and older must complete a background and credit screening. A non-refundable screening fee applies. In accordance with Washington law, our rental screening criteria are disclosed upon request and include income verification (minimum 3x monthly rent), credit score review, rental history, and criminal background check. Parking is designated off street. 12-month lease minimum. No subletting or Airbnb-type short-term rentals allowed. Late rent may incur fees as outlined in the lease agreement.
