The lease is a 1-year lease that reverts to a month-to-month tenancy requiring tenants to give a 30-day notice to vacate and landlord a 90-day notice Tenants pay all utilities--gas, electric, and water--and are tasked with keeping up the property that includes the yard. The present gardener charges $60.00/month for 2 services/month. but tenants can opt to keep up the yard themselves. Tenants are expected to keep the property in the condition in which it was received, normal wear and tear excepted. Rent is due on the first of the month and is delinquent if received after that. Fees begin if received after the 5th, but a pay-or-quit notice can be served any time after the 1st. Rent can be paid via Zelle or U.S. money order.
