The Premises are located within a Homeowners Association (HOA). Tenant agrees to comply with all HOA covenants, bylaws, and regulations. Any fines or penalties assessed by the HOA due to a violation by the Tenant, their guests, or invitees shall be the sole responsibility of the Tenant and paid as additional rent. Landlord shall be responsible for the payment of all regular yearly HOA dues. The storage shed located in the backyard is strictly excluded from this Lease Agreement. Tenant shall have no right of access to, or utilization of, the shed for any purpose.
