Quiet, friendly, residential neighborhood, family oriented too. Sweet, little, old house with beautiful gardens, great neighborhood, front porch, back deck, and furnished basement. Two bedroom one bathroom house up for rent. BASEMENT COMES FURNISHED, house comes with two wall-mounted TVs, and front porch furniture. The rest of the house is unfurnished (despite pictures). 960sq ft not including the basement, front porch, or back deck. (Upstairs) 2 bedrooms and bathroom. Large primary bedroom with large closet (for an old house), smaller second bedroom/office with no closet. Room darkening blinds in primary as well as curtains, nice ceiling fan with remote. Second bedroom has window treatments too. Bathroom has a mini-tub and shower with door, closet with deep shelves, a medicine cabinet with storage, and a bidet. Upstairs has been recently painted (no blue swatches on bedroom wall like in photo!!) (First floor) UNFURNISHED; Covered front porch, Living room, dining room, small kitchen, and stairwell to furnished basement with pantry shelves and back door to the back deck and backyard. Stairs to upstairs. Living room has nice ceiling fan. Rooms are photographed with furniture but these rooms are now empty. First floor has beautiful hardwood floors. Kitchen has been painted recently and the holes in wall (previous shelving) have been repaired since picture was taken!! (Basement) Basement comes furnished in "family room" with navy sectional couch from Crate & Barrel, 75" wall-mounted flat screen, hanging media console, fluffy gray rug, coffee table. Off of family room, a small laundry room with stacking washer and dryer (small loads only), and storage rack. Underneath stairs has storage shelves, and a small utility room off of the family room too, comes with storage shelves. There's also nice stainless steel Cusinart convention oven and microwave at the bottom of the stairs too. House comes with stylish and functional window treatments and updated lighting fixtures. All hardwood floors. In the backyard, there is a large Medusa mural on the side of the garage! As well as a fairy house in the backyard. Landlord will maintain the yards and gardens in the spring, summer, and fall (mowing, watering, and trimmer). Beautiful gardens surround the house, filled with perennials. Very shady and woodsy backyard with privacy. Shared double driveway with neighbor. Home is filled with lots of natural light and most windows have screens too. Most of the main light switches are smart and can be linked to Alexa or Google home if desired (can be turned on/off with voice command or on timers, etc), as well as the basement lights. They can be app-controlled (I had them set to red lighting for movie nights or gaming). Happy to give tutorials to these tech-y amenities if interested! There is also an optional alarm system (Simpli-Safe) built-in but not activated. Alarm system includes keypad near front door, door sensors, indoor camera if desired, and 3 panic buttons (one for each floor). These do nothing without a plan being activated, I had a plan that was $26/month and am happy to answer any questions about the alarm system if tenant is wanting to activate it. To be clear, I NEVER felt unsafe or had any concerns about security in the neighborhood, I only had the system installed because I was a local female business owner living there alone for a period with a public address and with valuables associated with my job. The location and neighborhood of this house are terrific. The house is within one mile of major UIUC stadiums for games and concerts and a mile from downtown Champaign. Hopscotch bakery, Champaign Public Library, and Hessel Park are all within very short walking distance! Charming neighborhood, lots of dog walkers to socialize with while on front porch. House is close to several bus routes, great biking neighborhood too. There is a shared garage with neighbor on property but it is unusable (one structure but divided into two separate garages). A car cannot be parked in the garage due to the floor, but could be used for storage in the future if needed. Please ask about this if it is a concern. Neighbors on both sides of the house are awesome. If a tenant needs any assistance in acquiring any furniture, please let me know and I would be more than happy to help. I am also from the area and would be delighted to show tenant around town if needed or help with anything I can. We are local to the area and live in Champaign-Urbana ourselves full time. 6 month lease minimum. No smoking and no pets. Driveway for parking as well as street parking for guests. Sewer, water, electric and gas are covered by tenant, lawn care as mentioned, is taken care of by landlord in spring, summer, and fall. Tenant must be aware this is an older home and must be aware of pipes meaning small loads only in the washer and dryer as well as no flushing anything besides toilet paper in toilet.
